GENERAL POSITION SUMMARY Responsible for the regular and routine maintenance and upkeep of the grounds, facilities, and equipment of the department. Completes work projects and/or reports as assigned by supervisors. Operates department equipment and machinery to complete work projects. Interacts with citizens regarding requests or complaints. Ensures that safety standards and procedures are being followed on-site. The Maintenance Worker II will be cross trained in the various functions of Public Works and will occasionally be required to operate in other divisions. For Parks Performs regular and recurring maintenance for the grounds, facilities, and equipment of the city Parks. Inspects, repairs and maintain playgrounds and playing fields. May troubleshoot problems with park systems and make recommendations toward a corrective measure. Maintains routine parks records, takes inventory of supplies/ equipment and orders operating supplies as needed For Facilities Performs various regular and recurring building maintenance tasks. Inspect City facilities and conduct maintenance and repair duties, making recommendations for technical or capital repairs outside of scope of maintenance. Ensure adherence to safe work practices and procedures. For Cemetery Performs various regular and recurring cemetery maintenance tasks, including plotting graves, and set up and breakdown for funerals. May troubleshoot problems with cemetery systems and make recommendations toward a corrective measure. ESSENTIAL FUNCTIONS/MAJOR RESPONSIBLITIES Perform both routine and specialized maintenance and repairs on grounds, facilities, and equipment. Operate equipment to complete department projects. Maintain and repair various machinery, tools and equipment used by the division/department. Set up and assist in the completion of various work projects. Interact with citizens regarding requests or complaints. Inventory supplies and equipment. Perform other duties as needed and/or assigned. For Parks Maintain turf and grounds, remove weeds and trash and mow grass Plant, transplant and prune grass, trees, and shrubs on grounds Apply pesticides as needed Install irrigation systems. Repair, program and adjust irrigation system Perform various improvements to ground, equipment, and facilities as needed Inspects, repairs, and maintains playgrounds and playing fields. Repair playing fields and prepare playing fields for games and events Build, maintain and repair fences, pathways and retaining walls Maintain and repair equipment used by the Parks Department (i.e., backhoe, mowers, weed eaters, etc.) Remove debris from parking lots Clean and stock restrooms. Maintain and repair restroom locks Open and winterize park restrooms Participate in set-up for citywide special events (i.e., city festivals, holiday events, etc.) Uses power equipment to apply fertilizer, trim or drop trees, and condition turf areas Identifies and makes recommendations regarding presence of hazard trees throughout the parks and open space properties Maintain routine parks records and take inventory and order supplies and equipment as needed Respond to building maintenance issues and repair requests as needed Set up holiday decorations Takes inventory, orders, and distributes and equipment as needed for custodial and building operation Secures, reviews, and recommends contractor estimates for technical work Participates in remodeling or spatial configuration of office spaces For Facilities Maintain turf and grounds; remove weeds and trash and mow grass Check and replace fire extinguishers, light bulbs, refill first aid kits, batteries, and supplies in AEDs, monitor radon readings, change HVAC filters, inspect eyewash stations, and refill custodial supplies in buildings Respond to building maintenance issues and repair request needs according to work orders Operate construction equipment and power tools such as power saws, power sanders, drills, air compressors, paint sprayers, blowers and maintain all assigned tools and equipment in good working order Paint interior and exterior surfaces as needed Move office equipment and furniture as needed. Some assembly of office furniture may be necessary Maintains electronic (Word, Excel, etc.) and paper records for regular maintenance, inspections, and repairs For Cemetery Inspects, repairs, and maintains graves Installs, programs, and maintains irrigation systems Uses power equipment to apply fertilizer, trim trees, and condition turf areas Maintains routine cemetery and shop records. Takes inventory and orders supplies and equipment as needed Plots graves with second party verification by another trained Maintenance II or higher Acts as liaison between office staff and customers for sales and services. Assists customers in grave location Performs specific aspects of special cemetery projects under direction of lead or higher Identifies and makes recommendations regarding presence of hazard trees throughout the cemetery grounds Assist other departments as needed Other duties as assigned JOB SCOPE This position involves recurring work responsibilities, with a wide diversity of work situations. The incumbent operates from established and well-known procedures, occasionally contributing to the development of new concepts in his/her division under the direction of a Lead or Supervisor. The position involves a moderate level of complexity in the operation of various equipment and machinery, and in assisting in the coordination of multiple projects simultaneously. The Maintenance Worker II usually operates independently, under a minimal degree of supervision. Work is verified by the Lead Maintenance Worker or Supervisor positions. An error in work could slow the time and productivity of the department and in some cases result in noncompliance with required standards, possibly leading to fines and/or other legal action against the City. Errors in equipment repair could result in accident or injury to the public or City employees. SUPERVISORY RESPONSIBILITY The Maintenance Worker II holds no supervisory authority on a day-to-day basis. However, the incumbent may be asked to complete out-of-class assignments in the absence of the Lead Worker and assure that seasonal and/or temporary workers are on task and working productively and may occasionally give work direction to other staff members. INTERPERSONAL CONTACTS This position involves frequent communication with others, mostly with those within the city. Internal contacts are usually made within the Public Works Department. External contacts are mostly made with citizens, contractors, and various work crews. Dependent on the situation, contacts may be made on the incumbent’s own initiative or at the Lead or Supervisor’s request. These contacts are seldom about confidential or sensitive matters and occur most often on the phone or in person. For Parks Knowledge of turf management and grounds care Knowledge of tree care and early detection of structural flaws Knowledge of park safety and regulations Ability to conduct a thorough playground safety inspection and administer efficient repairs Ability to operate heavy equipment, including CDL vehicles, backhoe, dump trucks, etc. Ability to operate various small equipment including mowers, trowels, edger’s, floats for cement work, weed eaters, trimmers, leaf blowers, chain saws, saws, various hand tools, etc. Ability to push, pull, lift, and carry up to 100 pounds For Facilities Knowledge of turf management and grounds care Knowledge of tree care and early detection of structural flaws Working knowledge of building maps, building permits, plans, engineer drawings and other building operations schematics Ability to operate heavy equipment Ability to operate various small equipment including mowers, trowels, edgers, floats for cement work, weed eaters, trimmers, leaf blowers, chain saws, saws, various hand tools, etc. Ability to push, pull, lift, and carry up to 100 pounds For Cemetery Knowledge of turf management and grounds care Knowledge of tree care and early detection of structural flaws Working knowledge of Cemetery maps, procedures, and regulations regarding Cemetery operation Ability to use a tape measure to calculate grave locations, performing math calculations in the field Ability to operate heavy equipment, including a backhoe and dump truck Ability to operate various small equipment including mowers, trowels, edgers, floats for cement work, weed eaters, trimmers, leaf blowers, chain saws, saws, various hand tools, etc. Ability to push, pull, lift, and carry up to 100 pounds Education, Certification and Experience Certifications Must be Attained Within the First Six Months of Employment (Unless Otherwise Specified) High school education or equivalent 3 - 5 years’ experience Washington State Flagging and Traffic Control certified First Aid/CPR certified Blood-Borne Pathogens training Confined Space training Defensive Driving training For Parks Washington Public Pesticide Operator’s License Washington State CDL with air brakes and tanker endorsements. Classification (A or B) at the discretion of the Public Works Director or his/her designee at time of hire or within 12 months. Playground Equipment certification Trenching and Shoring class Forklift certification Training in playground inspection and repair For Facilities Minimum of one (1) year of building maintenance and/or construction experience is preferred. One (1) year HVAC maintenance and repair and (1) year of low voltage electrical maintenance experience preferred HVAC Certification is desirable Electrician Certification is desirable Lock Out/Tag Out training Forklift certification Fall Protection and Bucket Truck training For Cemetery Washington Public Pesticide Operator’s License Washington State CDL with air brakes and tanker endorsements. Classification (A or B) at the discretion of the Public Works Director or his/her designee at time of hire or within 12 months. Trenching and Shoring class Forklift certification Job Conditions The normal working hours for the Maintenance Worker II worker vary between 7am and 5pm., Monday through Friday, in mostly outside environments. On-Call status may be required at times. Hours of operation may vary seasonally. The incumbent may experience daily exposure to high noise levels, extreme temperatures, outside work, work around machinery, harmful gasses and laboratory chemicals, raw sewage, confined spaces where exposure to hazardous air conditions may exist, as well as exposure to blood-borne pathogens. Heavy manual labor, heavy lifting and constant standing are required. This position is responsible for maintaining the city property and equipment under his/her control. The Maintenance Worker II is also responsible for various daily recordkeeping and reporting for his/her division.
