HVAC Technician 2The HVAC Technician 2 is responsible for the preventive maintenance, installation, troubleshooting, and repair of HVAC equipment and related building systems. This position requires a self-motivated problem solver who works effectively with employees, property teams, and building occupants at all levels.The role involves complex HVAC and building systems troubleshooting, general maintenance tasks, project coordination, and providing technical support to properties. The successful candidate must demonstrate strong technical expertise, sound judgment, effective communication, and a commitment to safety, customer service, and continuous professional development.Essential Duties and ResponsibilitiesHVAC Maintenance, Installation, and RepairPerform preventive maintenance on HVAC equipment and related building systems.Respond to HVAC service requests through the automated work order system and adjust priorities as needed.Respond to after-hours emergencies as required.Troubleshoot refrigeration systems and replace compressors.Install, maintain, and repair furnaces, air conditioning condensers, unit heaters, mini-split systems, heat pumps, and rooftop units (RTUs).Analyze system performance, identify malfunctions, determine root causes, and implement appropriate corrective actions.Recognize system deficiencies and respond promptly to operational issues and emergency situations.Project Management and Customer SupportCoordinate and manage new HVAC installations and major repair projects.Prepare estimates to support the development of customer proposals.Complete assignments on schedule and within budget while meeting customer needs and expectations.Provide technical support and guidance to properties.Recommend practical, innovative solutions to improve system performance, reliability, and service delivery.Technical Expertise and Continuous ImprovementApply technical knowledge to complex HVAC equipment, products, services, systems, and processes.Maintain and expand technical expertise through continuous learning and professional development.Identify opportunities for improvement and develop strategies to address current and future operational challenges.Embrace change, contribute new ideas, and demonstrate initiative and technical leadership.Communication and CollaborationCommunicate clearly and effectively, adapting information to the audience and providing timely, accurate updates.Collaborate effectively with colleagues across departments, properties, and locations.Work constructively with individuals who have diverse perspectives, ideas, and values.Share technical knowledge and contribute to the organization's collective expertise.Safety and Other ResponsibilitiesDemonstrate strong safety awareness and consistently follow applicable safety practices and procedures.Participate in ongoing training and skill development.Perform other related duties as assigned by the supervisor.Minimum QualificationsCertificate or degree from a two-year college or technical school, a minimum of ten years of related experience and/or training, or an equivalent combination of education and experience.Demonstrated knowledge and proficiency in the operation, maintenance, troubleshooting, and repair of various heating and ventilation systems.Ability to analyze system operations, identify the causes of problems or malfunctions, and determine and implement appropriate corrective actions.Ability to recognize system deficiencies and respond effectively to operational and emergency situations.Ability to work at various heights and in changing temperatures.Ability to lift, move, and carry objects weighing up to 75 pounds.Valid New York State driver's license.Reliable personal transportation.Universal EPA certification preferred, or the ability to obtain certification within three months of employment.Desired Skills and KnowledgeOSHA 10-Hour Construction or General Industry training certification, as applicable.Working knowledge of HVAC equipment, including furnaces, air conditioning condensers, unit heaters, mini-split systems, heat pumps, and rooftop units (RTUs).Familiarity with energy management systems.Strong written and verbal communication skills.Excellent interpersonal and customer service skills.Strong troubleshooting, analytical, organizational, and problem-solving abilities.Ability to manage projects, prioritize competing demands, and work independently.Physical DemandsAbility to lift, move, and carry objects weighing up to 75 pounds.Ability to work at various heights and in changing temperatures.Ability to sit for extended periods.Regularly required to sit and communicate verbally or listen.Frequently required to use hands to handle or feel items, tools, equipment, or documents.Occasionally required to stand, walk, and reach with hands and arms.Required vision abilities include close vision, color vision, and the ability to adjust focus.Work EnvironmentThe noise level in the work environment is usually moderate.Work may involve varying temperatures, working at heights, and responding to urgent service requests or after-hours emergencies.General DisclaimerThis job description is intended to describe the general nature and level of work performed in this position.
