BUILDING MAINTENANCE TECH IGENERAL FUNCTIONSEntry Level position, which assists in the performance of building maintenance of City-owned and operated facilities. JOB FUNCTIONS AND MAJOR ACTIVITIESWorks under supervision to perform repairs and preventative maintenance tasks on City buildings, including, but not limited to, HVAC systems, water and waste water plumbing systems, electrical systems, and carpentry repairs.Operates a variety of hand and power tools used in the course of building construction and maintenance, including diagnostic equipment.Monitor status of fire extinguishers.Assists in the collection of commercial hazardous wastes, such as cleaning materials.Fills in for Building Custodians as needed.Serves as Flagger as needed.Performs other duties as directed by Public Works Director. KNOWLEDGE SKILLS, AND ABILITIESThree years' experience cleaning, maintaining and/or constructing buildings and/or facilities. Working knowledge of hand and power tools. Valid Driver's License. High school diploma or GED required, with college or vocational courses appropriate to the position. Requires the ability to maintain a working relationship with others. DECISION MAKING RESPONSIBILITIESAs the employee gains knowledge and skills, the level of supervision will move from daily, specific direction to irregular, general direction. Duties are a moderate source of potential liability to the City. Follows policies and procedures. Moderate budget authority at unit level. Decisions are reviewed by the department director.  SUPERVISORY AUTHORITYNone.  EXTERNAL VISIBILITY/CONTACTModerate frequency of contact with the general public, and key city and service personnel. Infrequent contact with government officials or public meetings.  WORKING CONDITIONSModerate frequency of exposure to adverse weather conditions and hazardous working situations. Involves frequent physical effort in lifting or moving equipment between 30-40 pounds and working in awkward or confined positions with tools or equipment. On call duty and overtime may be required.BUILDING MAINTENANCE TECH IIGENERAL FUNCTIONSJourney-level position, which performs building maintenance of City-owned and operated facilities, capable of taking the lead on projects as assigned by the Building Maintenance Supervisor. JOB FUNCTIONS AND MAJOR ACTIVITIESSurvey building, mechanical and electrical systems to ensure they are consistent with health and safety standards.Perform commissioning, operations, preventative maintenance and repairs of electrical and plumbing systems. Perform commissioning, operations, preventative maintenance and repairs of HVAC systems Inspect and perform repairs on alarm and other low voltage systems (fire, security, AV, computerized building controls, etc.) Perform carpentry repairs, including drywall and painting, on all systems related to building condition, including roof, walls, windows, flooring, doors, locks, etc.Undertake activities of pest control such as spraying insecticidePerform repairs on building exteriors, including gutters, roofs, grounds, sidewalks, etc.Procure materials and supplies as needed. Assist in budget preparation and tracking. Operates heavy equipment as needs arise.In the event of an emergency or drill, serve on the Department's Incident Management Team as assignedBe available for scheduled "on call" duty to respond to off-hour building problemsPerforms other duties as directed by Public Works Director. KNOWLEDGE SKILLS, AND ABILITIESFive years of field experience in building/facility maintenance. Years of certified training as an electrician, plumber, HVAC technician, carpenter, boiler technician or building system control technician may be substituted for up to three years of field experience. Expert knowledge of hand and power tools. Journey level knowledge of :HVAC, plumbing and line/low voltage electrical systems. Building locking and security systems.Occupational Hazards and safety practices, including Lock Out/Tag OutWorking knowledge of:Computer skills.Reading building plans, including as-builtsUsing diagnostic and specialty tools such as electric test multi-meter, infrared temperature gun, exhaust gas analyzer, backflow tester, ground tester, laser level transit, borescope, fish tape, plumbers' snakeAbility to work from ladders and working platforms at heightsValid Driver's License. High school diploma or GED required, with college or vocational courses appropriate to the positionRequires the ability to maintain a working relationship with others. Ability to obtain a CDL within one year of employment is preferred. Ability to operate heavy equipment is preferred. DECISION MAKING RESPONSIBILITIESFrequently works independently. Responsible for maintenance and operation of expensive equipment. Must be capable of independently diagnosing the condition of equipment and facilities and developing plans for maintenance and repairs. Individual judgment is particularly important in situations where dangerous conditions may exist. Activities are a major source of potential liability to the City. Moderate budget authority at unit level with responsibility for building and equipment repairs. Assists in the development of policies relating to maintenance at unit level.  SUPERVISORY AUTHORITYNone EXTERNAL VISIBILITY/CONTACTHigh frequency of contact with key service personnel in the procurement of parts/materials as well as in performance of professional services. Moderate frequency of contact with the general public and key city personnel. Low frequency of contact with government regulatory officials. Infrequent presentations or attendance at public meetings.  WORKING CONDITIONSPhysical: Primary functions require sufficient physical ability to work indoors and outdoors; sit, stand, walk on level and slippery surfaces, reach, twist, turn, kneel, bend, stoop, squat, crouch, grasp and make repetitive hand movement; lift, carry, and push tools, equipment and supplies weighing 25- 50 pounds; climb ladders, use power and noise producing tools and equipment, drive motorized vehicles and heavy equipment. Vision: See in the normal visual range with or without correction; vision sufficient to read computer screens and printed documents; and to operate assigned equipment. Hearing: Hear in the normal audio range with or without correction. Environment: Moderate exposure to adverse weather conditions and hazardous working situations. Indoor and Outdoor environment working near moving mechanical parts; travel from site to site; exposure to noise, dust, grease, fumes, gases, potentially hazardous chemicals, electrical energy, and inclement weather conditions including wet and/or humid conditions; work on slippery surfaces; frequently works near moving mechanical parts; works in precarious places or exposed to street/road traffic; frequently works around loud noise levels; interact with City staff and the public.
