Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, conducting credit screening and background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in to ensure they are in move‑in ready condition, and schedule any necessary maintenance with the maintenance team. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans and goals, and follow community policies related to concessions, specials, and other programs that boost occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, use of internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and other community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and information about existing and future residents. Ensure that show units meet Company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs, merchandising show units and model amenities, and preparing the leasing office for daily leasing activities. Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize lease decisions. Execute activities to support the community’s lease renewal program, preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns and questions, and take immediate action to solve problems or document requests to the appropriate individual(s). Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Incumbents need to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work is required inside and outside in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. Rare or regular travel may be required. Incumbents must work a flexible schedule, including night calls during evenings, weekends, and holidays. Compensation The hourly range for this position is $23.00 – $25.00. Pay is based on business requirements, prior experience, current skills, and geographical location. Corporate positions may qualify for quarterly or annual bonus programs; onsite property positions may qualify for weekly, monthly, and/or quarterly bonus programs.
