A rapidly growing real estate investment and development firm is seeking an Analyst, Senior Analyst, or Associate to join its acquisitions team in Irvine, CA. This is an opportunity to work directly with senior leadership at a company focused on acquiring, investing in, and developing multifamily housing throughout California. The role offers exposure to acquisitions, underwriting, due diligence, financing, capital partners, and development, with significant responsibility and visibility from day one. 

 

The ideal candidate already understands stabilized multifamily investments and wants to expand their experience into ground-up development, affordable housing, and institutional real estate investing. 

Position Summary


The Acquisitions Analyst will support the sourcing, underwriting, due diligence, financing, and closing of multifamily investment opportunities. The role will initially focus more heavily on stabilized acquisitions, while providing opportunities to learn ground-up development underwriting and execution. This position works closely with acquisition leadership and executive management and offers meaningful responsibility across the investment lifecycle. 

Responsibilities

 

Stabilized Acquisitions (Primary Focus)

  • Perform detailed financial underwriting of multifamily acquisition opportunities. 
  • Build and maintain complex Excel acquisition models. 
  • Analyze rent rolls, T-12 operating statements, trailing financials, budgets, and market assumptions. 
  • Evaluate financing scenarios using agency, bank, bridge, and other debt products. 
  • Perform sensitivity analyses and return projections. 
  • Prepare investment committee memorandums and executive summaries. 
  • Coordinate due diligence with third-party consultants. 
  • Review leases, title reports, surveys, environmental reports, and property condition reports. 
  • Research comparable sales, rent comparables, demographics, and market fundamentals. 
  • Assist with transaction management through closing. 

Development Exposure

  • Assist with development underwriting and financial modeling. 
  • Support land acquisition analysis and development feasibility review. 
  • Review construction budgets and project schedules. 
  • Assist with debt and equity capitalization efforts. 
  • Gain exposure to affordable housing and LIHTC transactions. 


Qualifications

  • Bachelor's degree in Finance, Real Estate, Economics, Accounting, or related field. 
  • 2+ years of experience in commercial real estate acquisitions, investments, capital markets, or asset management. 
  • Strong experience underwriting stabilized multifamily investments. 
  • Advanced Microsoft Excel skills. 
  • Strong financial modeling experience. 
  • Ability to analyze property operating statements and rent rolls. 

Preferred

  • Experience with institutional-quality multifamily acquisitions.
  • Familiarity with agency lending (Fannie Mae/Freddie Mac). 
  • Experience with affordable housing or LIHTC transactions. 
  • Experience reviewing legal due diligence documents. 
  • Experience with Power BI, CoStar, Yardi, or MRI.
