Position: Porter The Porter assists in carrying out maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The role also supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community Maintenance Regular/daily on‑site attendance required Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs Understand and follow Asset key policy Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager Utilize property resources, equipment, and supplies economically Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager Participate in on‑call emergency at community Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates Education / Experience High School Diploma or Equivalent Ability to understand and perform all on‑site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regular movement between work sites, traversing flat and uneven terrain Ascend and descend ladders, stairs, ramps, step stools; work overhead or reach; repeat motions that may involve wrists, hands, or fingers; lift and move objects up to 100+ lbs; operate motor vehicles or golf carts; exposure to outdoor weather elements; exposure to hazardous chemicals Occasional adjustment to tight and confined spaces, stand or sit for prolonged periods; operate machinery and power tools; assess accuracy and thoroughness of work; ability to work overtime, weekends, night hours (on‑call emergencies) Salary Range $19 per hour to $24 per hour Benefits Full‑time employees receive a comprehensive benefits package that includes medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, paid sick days, and company holidays.
