Right now, we are ramping up our paid acquisition and looking for a sharp, results-obsessed Facebook Ads Specialist to take the wheel on our Meta channels. If you love digging into numbers, testing angles, and scaling budgets, we want to hear from you.

**About the Role**

You’ll be the person directly fueling our growth through paid social traffic. Your daily routine will revolve around hunting down high-intent home buyers, milking the Meta Ads Manager for all it's worth, scaling profitably, and feeding our New York property portfolio with solid leads straight from Facebook and Instagram.

**What You'll Be Doing Day-to-Day**

- Setting up, structuring, and aggressively scaling heavy-budget campaigns across Facebook and Instagram while staying fully compliant with strict Housing Special Ad Category rules.

- Fast-tracking creative tests: constantly pushing out fresh video hooks, image variations, copy angles, and Advantage+ formats to keep CTR high and CPL low.

- Leaning into broad targeting and creative-led segmentation built specifically for housing compliance to lock down serious home buyers and investors.

- Stalking your metrics every single day—keeping a close eye on CPA, CPL, frequency, and ROAS so we don't bleed cash.

- Managing a hefty monthly ad spend, shifting dollars on the fly toward whatever ad sets are actually bringing in results.

- Pulling together clean, straightforward weekly reports and sharing real insights with the core team so we can make fast, smart moves.

**What We Need From You**

- At least 2 to 5 years of hands-on, battle-tested experience managing high-budget performance campaigns focusing heavily on Meta Ads Manager (FB & IG).

- Solid technical grasp of CAPI/pixel tracking, attribution setups, post-iOS14 workarounds, scaling frameworks (CBO/ABO), and how to handle ad account restrictions or housing compliance flags without panicking.

- A genuine numbers-first mindset: you live and breathe metrics like CTR, CPC, Conversion Rate, Hook Rate, Hold Rate, and Cost Per Lead.

- A strong track record in high-ticket lead gen, real estate, e-commerce, or D2C, especially if you've played in the US market before.

- Self-driven, highly proactive, and able to figure things out independently without needing someone to hold your hand.
