Residential Maintenance Technician

We are seeking an experienced Residential Maintenance Technician to support and maintain multiple multifamily properties in the downtown Everett area. This position involves traveling between sites to complete work orders, perform routine maintenance, and uphold property standards (all properties are in Everett- you will not be required to commute outside of the Everett area). The ideal candidate lives within 20 minutes of Everett, has hands-on experience with apartment turns and property grounds, and is willing to participate in a rotating on-call schedule (1 week every 68 weeks).

Key Responsibilities

• Maintain cleanliness in all common areas, including entrances, elevators, hallways, restrooms, stairwells, parking garages, sidewalks, alleys, and storage rooms.
• Keep shop, storage, and mechanical areas clean and organized.
• Assist with routine maintenance and repair of mechanical, electrical, plumbing, and HVAC systems.
• Perform general maintenance tasks such as changing light fixtures and completing minor plumbing repairs.
• Respond to work orders using electronic devices and maintenance software.
• Respond to after-hours emergencies during assigned on-call weeks.
• Conduct regular inspections to ensure safety, quality, and compliance.
• Operate maintenance and construction equipment; load materials, move supplies, and support general grounds upkeep.
• Coordinate parts, supplies, and equipment needs with local vendors and manage inventory.
• Build strong, positive relationships with building engineers, residents, and vendors through respectful, reliable, and responsive communication.
• Demonstrate attention to detail and take ownership of each task to ensure exceptional service.

• Operate and train others on small equipment such as scissor lifts, forklifts, parking lot sweepers, boom lifts, and trailer equipment.
• Frequently use hands for handling tools and equipment; clear communication required.

• Ability to lift and/or move up to 70 pounds occasionally.

Job Type & Location

This is a Contract to Hire position based out of Everett, WA.

Pay and Benefits

The pay range for this position is $28.00 - $30.00/hr.
