Property Manager

Seattle, WA Job Overview Anchor Health Properties seeks a Property Manager to oversee operational aspects of medical outpatient buildings. The role involves tenant relationships, work order management, preventative maintenance coordination, leasing assistance, financial reporting, and emergency response. Responsibilities Work in a fast‑paced environment managing conflicting priorities. Manage a medical outpatient portfolio ranging from 200k to 350k square feet, varying by region and tenant mix. Travel day‑long or overnight as required. Handle all work order processing and third‑party dispatch for service requests. Negotiate, track, and arrange preventative maintenance contracts, repairs, and certificates of insurance. May manage Building Engineer(s), recommend staffing levels, provide coaching, and oversee labor usage. Correspond with tenants and clients via letters, email, and telephone regarding rent and service needs. Maintain strong rapport with tenants and facilities maintenance personnel. Assist Asset Manager with new and renewal leases for the portfolio. Work with accounting and management to set annual budgets and distribute financial reports to owners and tenants. Develop accurate monthly, quarterly, and annual financial reports and proactively address negative expense trends. Travel to properties for meetings and walkthroughs, building relationships with tenants. Create and review RFPs from service contractors, general contractors, architects, interior designers for property management needs and capital improvements. Create tenant guides with essential building information and schedules. Create and maintain signage directories. Establish efficient long‑term practices to minimize expenditures and maximize value to owners. Serve as first point of contact for after‑hours building emergencies. Support office operations: complete annual strategic management reports and submit updated financial, property condition, and leasing statements to management and owners. Qualifications 3–5 years of commercial real estate, property management, or customer service experience. Meticulous attention to detail and systematic organizational skills. Strong work ethic and proactive approach. Ability to multitask with ease. Capable of working independently and collaborating with team members. Experience with property‑level financial reporting and management of medical outpatient properties. Strong knowledge of accounting principles. Positive attitude, professional correspondence etiquette, and strong interpersonal skills. Take initiative and commit to producing quality outcomes, independently and as part of a team. Availability to work after hours and some weekends. Proficient with Microsoft Office (Outlook, Word, Excel, PowerPoint). Bachelor’s degree in business or management preferred. Real estate license preferred. Certifications such as Certified Property Manager (CPM) or Real Property Administrator (RPA) preferred. Compensation Base salary range: $90,000 – $105,000 (annual).
