Local Helper Needed for Storage Facility in Shelbyville, IN:

We are seeking a reliable local individual to serve as our “boots on the ground” for a remotely managed self-storage facility in Shelbyville, Indiana.

This position acts as our local eyes and ears, helping ensure the property stays clean, secure, and well maintained.

Job Type: Part-Time / Flexible Hours

• Expected to be roughly 3 hours per week ( some weeks will be busier than others but should average out throughout the month). 
• Expected to be on-site, 1 time per week, every 7 days.
• $25 an hour

Requirements:

• Strong communication skills
• Attention to detail, problem-solving and follow-up skills
• Smart phone (ability to text, e mail and use the internet)
• Maintenance experience (ability to use a grinder, blower, weed eater)
• Occasional heavy lifting

Typical Responsibilities

The following tasks may fall within the scope of the position:

1. Conduct weekly walkthrough of facility to check locks and units
2. Communicate updates through management software and mobile apps
3. Apply, remove, or cut locks and update tenant records in software
4. Sweep and clean vacant units to make them “rent ready” (see unit cleaning checklist)
5. Inspect property for trash, debris, or damage
6. Perform light maintenance such as minor insulation adjustments or roll-up door adjustment/lubrication
7. Occasional additional site visits for tenant issues (such as cutting locks when authorized)
8. Basic pest control (spray treatment and mouse bait placement)
9. Weed control and occasional chemical spray
10. Keeping the storage facility clear of any trash

You will be compensated for one off projects, larger repairs etc. let’s communicate to ensure you are compensated accordingly. There will be minimal tenant contact as all calls are handled by our staff. I will provide all the supplies.
