Director, Business Intelligence (Newton Center)

OverviewThis role serves as a strategic partner to executive leadership, leveraging data and analytics to optimize performance across a diversified portfolio of senior living and hotel assets. This role leads analytics, business intelligence, and data governance initiatives, partnering closely with Asset Management, IT, and Finance to drive portfolio value and operational excellence. The ideal candidate combines deep real estate and analytics expertise, with a strong understanding of senior living and hotel operations.ResponsibilitiesStrategic Analytics & Portfolio PerformanceDevelop and execute the analytics strategy to enhance portfolio performance across senior living and hotel assetsPartner with Assets Managers to identify value creation opportunities in occupancy, rate growth, and expense managementSupport capital allocation, redevelopment, and disposition decisionsOperational AnalyticsAnalyze operational line items to identify performance gaps across portfoliosProvide Asset Managers with data driven leverage to challenge operator assumptions during P&L and budget reviewsEvaluate senior living metrics including occupancy, RevPOR, acuity, and labor costsAnalyze hotel KPIs including ADR, RevPAR, occupancy, and GOP marginsDeliver insights to optimize pricing, demand, and operational performanceInvestment & Asset Management AnalyticsSupport financial modeling of portfolio wide capital allocation including valuation of assets and developments with industry specific assumptions Analyze same-store performance, NOI, and portfolio returnsPartner with finance on portfolio forecasting and valuation analyticsBuild predictive models to underwrite ROI’s on property renovationsBusiness Intelligence & ReportingLead architecture of dashboards and reporting tools leveraging in-house IT team, develop , build and maintain data integrityStandardize reporting across operators and property management partners Support earnings, investor reporting, and Board materials Drive adoption of self-service analytics across the organizationLeadership and CollaborationCollaborate with third-party operators to improve performance and ensure alignment with REIT objectivesLead and develop a high performing analytics and BI team Manage external data vendors and analytics toolsQualificationsBachelor’s degree in Finance, Real Estate, Data Analytics, or related field (MBA preferred)7–10 years of experience in real estate analytics, with a preference to exposure with senior housing, healthcare or hotel real estateExperience with BI tools, data platforms, and predictive modeling preferred (Power BI, SQL, Snowflake)Proven leadership and ability to drive enterprise analytics initiativesStrong knowledge of financial and operational KPIs (NOI, RevPAR, occupancy, etc.)PreferredExperience in institutional real estate platformExperience working with third-party operatorsExposure to predictive analytics, forecasting, or machine learning applicationsExperience in the real estate or hospitality/senior living industry is highly desirableTotal RewardsThe RMR Group offers an extensive total rewards package to ensure that your benefits align with your needs.
