Provide plumbing and general facilities maintenance services across VOADV's 50+ program sites, including shelters, group homes, permanent supportive housing, and administrative and program offices. Duties include installing and repairing plumbing systems and fixtures, hot water heaters and boilers, backflow prevention testing, and general repairs, light electrical work, and other maintenance support as needed.

SCOPE OF DUTIES:

• Prioritize and manage a high volume of plumbing and maintenance work orders across multiple program locations while meeting established response-time expectations.
• Demonstrated experience performing a wide range of plumbing installation, repair, and preventive maintenance tasks, including hot water heaters, boilers, fixtures, and piping systems.
• Ability to safely operate hand tools, power tools, and general maintenance equipment.
• Coordinate maintenance activities to minimize disruption to program operations, staff, and clients.
• Maintain familiarity with the unique physical layouts, safety requirements, and operational needs of each program site.
• Travel between programs as required, sometimes multiple locations per day, to complete assigned plumbing and maintenance tasks.
• Maintain accurate records of completed work in Megamation (VOADV’s maintenance management system).
• Identify patterns of plumbing and maintenance issues across programs and recommend improvements or preventative strategies to reduce downtime and repair costs.
• Participate in an on-call rotation to respond to after-hours, weekend, and emergency plumbing and maintenance issues as required.
• Respond promptly to urgent situations that may impact client safety, program operations, or facility security, such as plumbing failures, water leaks, or heating and cooling outages.
• Assess emergency situations quickly and implement appropriate corrective actions, including temporary repairs or securing affected areas until permanent repairs can be completed.
• Document emergency responses and follow up with permanent repairs or recommendations to prevent recurrence.
• Support emergency preparedness efforts, including snow removal, weather-related responses, and facility readiness during power outages or other critical incidents.
• Maintain client and staff confidentiality in compliance with administrative policies and procedures.
• Attend and participate in regularly scheduled staff meetings, supervisory conferences, and training sessions.

Minimum Qualifications

High school diploma or GED required. Minimum of 2–5 years of experience as a plumber or in facilities/apartment maintenance with a strong plumbing background. OSHA 10-Hour, HVAC, CMRP, or other relevant trade certifications preferred. Strong organizational skills with the ability to prioritize tasks across multiple locations, working unsupervised or in a team. Valid driver's license with an acceptable driving record.

Physical Requirements

• Ability to perform physically demanding work on a regular basis, including standing, walking, bending, kneeling, crouching, crawling, and climbing for extended periods of time.
• Ability to lift, carry, push, and pull at least 50 pounds several times during an 8-hour period.
• Ability to safely use ladders, scaffolding, and lifts to access rooftops, ceilings, mechanical rooms, and elevated work areas.
• Ability to perform repetitive manual tasks requiring fine motor skills and hand-eye coordination, such as using tools, making repairs, and handling small parts and fittings.
• Ability to work in confined spaces, mechanical rooms, basements, and outdoor environments.
• Ability to work both indoors and outdoors in varying weather conditions, including extreme heat, cold, rain, snow, and ice.
• Ability to tolerate exposure to dust, odors, cleaning chemicals, and other materials commonly associated with plumbing and maintenance work.
• Ability to visually inspect plumbing systems and equipment, read plans, gauges, work orders, and safety instructions, and identify hazards or maintenance concerns.
• Ability to hear and respond to alarms, emergency signals, and verbal communications in potentially noisy environments.
• Ability to operate hand tools, power tools, plumbing equipment, and maintenance machinery safely and effectively.
• Ability to drive a light truck and travel between multiple program sites throughout the workday as required.
