Asset ManagerWe're excited to announce a new opportunity for an Asset Manager based at our Home Office in Baltimore, MD!The Asset Manager is responsible for overseeing Brightview Senior Living's portfolio of communities by partnering closely with Operations to help drive the financial performance of each community, identifying trends, variances, rate of growth and operational KPIs while managing risk.Serving as the Primary point of contact for our equity partners, the Asset Manager develops and executes strategies to optimize performance through financial analysis, forecasting and benchmarking, creating recommendations through reporting and actionable items to maximize value, return on investments and performance across each of Brightview's communities.If you're a results-driven professional looking for a hybrid work opportunity where you can make a meaningful impact, we'd love to hear from you!ResponsibilitiesPartner with Regional Operators and Executive Directors to drive occupancy, rate growth, and margin improvementLead the monthly financial review and variance reporting process with Executive Directors, Accounting and Regional Director of Operations, including analysis of actuals versus budget, forecast, and trendsProactively identify key drivers of community and portfolio-wide variances, emerging risks, and performance opportunities across the portfolio and synthesize insights into actionable recommendationsEnsure execution of revenue management and expense control strategiesSupport capital planning, prioritization, and ROI analysisWork in partnership with the Financial Services Group to reforecast community performance, and ensure compliance with owner and lender requirementsCollaborate with Regional Operators and SMEs to analyze monthly financials and operational KPIs; identify trends and develop appropriate benchmarks and to establish, refine, and monitor key performance indicators (KPIs).Partner with Data Analytics team to continuously modify and improve financial reporting toolsLead and direct the community's annual business plan and budgeting processWork collaboratively with VP-HR to complete the data analysis used to create the community and home office AICP scorecardsDevelop financial projections and assist with ad hoc data requests and analyses to support recapitalizations, refinancings, or other strategic transactionsServe as the primary point of contact for equity partners, ensuring timely, accurate, and transparent communicationPrepare and deliver all monthly, quarterly, and annual operations reporting packages for equity partnersOther duties as assigned.Salary Range USD $120,000.00 - USD $140,000.00 /Yr. Compensation DisclosureThe salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (if applicable), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.QualificationsBachelor's degree in Finance, Accounting, Real Estate, Business, or a related field4+ years of experience in asset management, financial analysis, or operations rolesStrong understanding of financial statements, forecasting, valuation methodologies, and performance analysisStrong analytical skills with a hands-on, collaborative mindsetAdvanced proficiency in financial modeling; experience with reporting and BI tools a plusExperience working directly with equity partners or investors preferredAbility to synthesize complex financial data into clear, actionable insightsStrong verbal and written communication and presentation skills, particularly with senior leadership and external partnersStrong computer skills with proficiency in Microsoft Word, Excel, PowerPoint and Internet based applications.Ability to work independently and effectively manage time while based in a hybrid office settingWhy work at Brightview?Discover the Brightview Senior Living Difference!1.
