Location: Flint Area, MI | Reports To: Regional/Portfolio Manager

Employment Type: Full-Time (Mon–Fri + After-Hours Emergency Availability)

Position Summary

Park Management is seeking a hands-on, organized Residential On-Site Property Manager to oversee day-to-day operations across assigned multifamily properties in the Flint area . This role focuses on maintaining safe, clean, and well-run properties through regular site walks, responsive resident communication, efficient maintenance coordination, and accurate recordkeeping in Rent Manager.

Your proactive approach will foster positive relationships with residents, vendors, and team members alike, creating vibrant and welcoming living environments. Core Responsibilities

• Tenant Relations & Collections: Serve as the main point of contact for residents; enforce property policies, handle rent collection follow-ups, deliver notices, and document lease violations or tenant issues while fostering excellent customer service by communicating clearly with tenants via phone or written correspondence, addressing inquiries promptly, and upselling additional services when appropriate.
• Ensure adherence to Fair Housing regulations, Landlord-Tenant laws, LIHTC (Low-Income Housing Tax Credit), and other relevant legal requirements.
• Maintenance & Vendor Oversight: Prioritize and track work orders in Rent Manager; coordinate with maintenance and vendors; verify completion of repairs; immediately escalate life-safety or structural emergencies.
• Property Inspections: Regularly walk common areas, grounds, basements, and vacant units to ensure cleanliness, safety, lighting, security, and curb appeal.
• Unit Turns & Leasing: Inspect move-outs, track turn schedules to ensure units are rent-ready, conduct showings, and assist applicants through the approved screening process.
• Software & Administration: Maintain accurate tenant ledgers, track leases and vacancies in Rent Manager, log key/access controls, and submit concise weekly operational updates to management.

Qualifications

• Experience: Proven experience in multifamily property management, maintenance coordination, hospitality, or related operations preferred.
• Software: Tech-savvy with property management software (Rent Manager experience highly preferred), basic office applications, email, and smartphone technology.
• Skills: Strong organizational, communication, and conflict-resolution skills with a proactive approach to problem-solving. Excellent customer service skills and the ability to develop a rapport with the residents, staff and vendors.
• Requirements: Reliable transportation for travel between local properties and the ability to respond to after-hours property emergencies.
