Senior Investment Analyst

Position Overview

The Senior Investment Analyst will support the principals and investment professionals of Landrock across the evaluation, underwriting, and execution of new investments as well as the ongoing management of the existing portfolio. The Analyst will build and maintain complex cash flow models, conduct market research, prepare investment memoranda for the Investment Committee, and help drive transactions from initial evaluation through closing.

The role is well suited for a candidate with one to three years of experience who is eager to build a long-term career in private equity real estate. Landrock is a lean, entrepreneurial firm where junior team members work directly with senior professionals and see transactions from sourcing through disposition. The Analyst will collaborate regularly with the asset management, accounting, and investor relations teams and interact with external counterparties including property sellers, brokers, lenders, joint venture partners, legal counsel, and third-party consultants. The role is based in Chicago (in office 4-5 days/week) and requires periodic travel. The responsibilities outlined below are representative and not intended to be exhaustive.

Key Responsibilities

Underwriting & Financial Analysis

• Develop and maintain complex property- and portfolio-level cash flow models, including waterfall and return analyses at the asset, joint venture, and fund level, and run sensitivity and scenario analyses to frame investment risk.
• Underwrite prospective acquisitions across property types and markets, including analysis of leases, operating history, capital plans, and repositioning scenarios.
• Prepare comprehensive investment memoranda and supporting materials for Investment Committee review, and support valuation of existing portfolio assets.

Due Diligence & Transaction Execution

• Coordinate and complete due diligence workstreams - including third-party reports, title and survey, zoning, environmental, and property condition assessments - maintaining trackers and coordinating with legal counsel, consultants, and internal teams to keep transactions on schedule.
• Support negotiation of purchase and sale agreements, loan documents, and joint venture agreements by preparing analysis and summarizing key business terms.
• Organize and complete closing activities, including funding coordination, closing statements, and post-closing transition to the asset management team.

Asset Management & Portfolio Monitoring

• Monitor portfolio asset performance against underwriting, including leasing activity, operating results, capital expenditures, and business plan execution.
• Prepare and review annual property budgets and business plans in coordination with property managers and the asset management team.
• Analyze leasing proposals, tenant credit, and capital decisions, and prepare recommendations for senior team members, including joint venture and recapitalization opportunities.
• Support preparation of portfolio reporting and asset-level materials used in investor reporting and the firm's annual investor meeting.

Capital Markets, Financings & Dispositions

• Evaluate financing and refinancing alternatives, prepare lender materials, and support execution of debt placements.
• Analyze hold-sell decisions, prepare disposition analyses, and support execution of sales, including coordination with brokers and preparation of buyer diligence materials.

Market Research & Deal Sourcing Support

• Conduct market and submarket research, including supply and demand fundamentals, comparable sales and leases, rent and expense benchmarking, and competitive property analysis, and support relationship development with brokers and operating partners.
• Screen and triage inbound investment opportunities, prepare preliminary underwriting summaries, and maintain the firm's deal pipeline tracking.

Qualifications

• One to three years of professional experience in an analytical capacity, most likely in real estate private equity, investment banking, brokerage, valuation, or a related field.
• Bachelor's degree from a selective college or university with a strong academic record, particularly in quantitative and analytical coursework.
• Exceptional quantitative, financial modeling, and valuation skills, including demonstrated ability to build and maintain complex Excel cash flow models; experience with Argus or similar software preferred.
• Experience with AI tools such as Claude Cowork and ChatGPT; vibe-coding experience helpful.
• Superior attention to detail and outstanding written and verbal communication skills, with the ability to manage multiple workstreams, meet transaction deadlines, and synthesize analysis into clear, well-supported investment recommendations.
• Strong work ethic and willingness to take ownership of projects in a lean, entrepreneurial organization.
• Intensity commensurate with the episodic demands of a transaction-driven environment, and flexibility to travel periodically.
• High integrity and sound judgment, with a proactive, team-oriented approach and the ability to handle confidential information with discretion.
• Strong interest in private equity real estate and a desire to build a long-term career in the industry.
