Contract Maintenance Manager

Contract Maintenance ManagerPosition performs and provides oversight direction and coordination for all operations and maintenance (O&M) activities at the assigned job site to ensure adherence to contractual objectives to include preventative maintenance and corrective maintenance inspections of equipment and buildings requiring practical skill and general knowledge in such trades as HVAC, plumbing, and electrical work. The position must possess a high level of attention to detail, strong work ethic, and willingness to learn and grow proficient. Position will ensure quality results to our customer, providing accurate timely reporting as required, communicating effectively to management as well as subcontractors through routine quality control checks, establishing a good rapport with facility contacts and affiliate personnel.Supervisory Responsibilities:In charge of the operation, maintenance and repairs of all installed building equipment covered under the scope of contract including supervision assigned staffSolicits cost proposals for various projects including performance of quality inspections following project completions done by subcontractorsAssist in overseeing the daily workflowAssist in constructive and timely performance evaluationDuties/Responsibilities:Performs daily administrative tasks to include but are not limited to, requests for quotes, building inspection reports, deficiency reports, service order forms, safety assessment forms, inspection schedulingSchedule and coordinate all facility maintenance and repair processes, including the selection, hiring, and oversight of specialty trade contractors and laborCreate, manage, issue maintenance and repair work ordersCoordinate, supervise, and manage on-site trades personnel and subcontract workersAnalyze current processes and develop policies and procedures governing facility activities at the assigned jobsite to ensure efficiency and conformance to general standards and company directivesMaintain and enforce safety regulations and building code requirements according to OSHA Create and maintain safety documentation for various as maintenance and repair activities as requiredResponsible for obtaining all necessary permits and licenses and, direct or monitor compliance with building and safety codes, other regulations, and requirementsQuality control inspections in facility, maintenance, and repair activitiesResponsible for assuring subcontractor results follow the requirements of the Quality Control Plan by performing routine inspection checksIdentify and document deficiencies throughout facility to include, electrical, lighting, plumbing, and HVAC issues throughout facilities and determine corrective action on a monthly basisRequired to maintain vehicle maintenance and travel logsRemoval of disposable material as a result of company maintenance jobs to include trash from mechanical rooms or bulbs disposal or sweeping as needed to ensure presentable appearancePerforms equipment data checks as needed to ensure inventory report accuracyAccountability of inoperable equipment and ensuring properly identified labeled and/or tagged secured as requiredRequired Skills/Abilities:Proficient written and oral communication skills according to skill requirementsPossess strong computer skills, able to read, write, and comprehend written instructional documentsAbility to function well in a high-paced and at times stressful environmentAbility to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimalsAbility to compute rate, ratio, and percent and to draw and interpret bar graphsAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volumeAbility to apply concepts of introductory algebra and geometryProficient Microsoft Office productivity suiteEducation and Experience:High school diploma or equivalentAt least two years of related experience requiredTrader or higher education preferred3-5 years government contracting experience preferredExperience working in an outdoor or indoor building environmentPhysical Requirements:Prolonged period of standing, bending, reaching, and working with handsProlonged periods of sitting at a desk and working on a computerOccasional periods of prolonged exposure to load noisesAbility to lift up to 75 pounds at timesAbility to stand, walk, reach with arms and hands as necessaryAbility to hear and see to position and safety requirement levelsOccasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicalsMust be able to travel for up to several weeksSpecial Qualifications/Requirements:Must be able to successfully pass as required a federal, state, or local government's background investigationValid state driver's licenseUp on hire, must obtain basic EM385-1 Safety CertificationDisclaimer:The duties and responsibilities described are not a comprehensive list and that additional tasks may be assigned to the employee from time to time; or the scope of the job may change as necessitated by business demands.Equal Opportunity Employer/Protected Veterans/Individuals with Disabilities
