Summer Intern 2027

T2's Summer Internship Program places three interns directly into core business operations — one in Investments and Underwriting, one in Accounting, and one in Property Management. Interns are assigned real work with real deadlines, report to a member of the team they support, and receive direct, specific feedback throughout the term. The program runs approximately ten weeks, full-time, from May through August 2027. This is a single posting for all three tracks. Candidates apply once and indicate their track preference; T2 places selected candidates based on background, interest, and firm need. Applicants open to more than one track are encouraged to say so.

ESSENTIAL FUNCTIONS

All Tracks Produce accurate, well-organized work product in Excel, Word, PowerPoint, and Adobe Acrobat, and check it before it leaves your hands. Maintain files, data rooms, trackers, and naming conventions to team standards, and follow up on outstanding items with internal team, vendors, and counterparties. Communicate progress and obstacles early; ask questions rather than guessing. Apply approved AI tools to research, analysis, and production to improve efficiency and quality. Handle confidential information with discretion, and perform other duties as assigned. Investments & Underwriting Track Build and maintain cash flow models for prospective equity and debt investments. Spread borrower and property financials and calculate key credit metrics for team review. Conduct market research on trends, comparables, and pricing across target markets. Prepare materials for investment committee memoranda and investor packages, and support transaction due diligence. Maintain pipeline records, databases, and closing checklists. Accounting Track Support the month-end close across managed properties and corporate entities, including journal entries, accruals, and reconciliations. Assist with accounts payable and vendor processing. Reconcile resident and tenant ledgers and support delinquency reporting with property teams. Help prepare property-level financial statements, budget-to-actual variance analyses, and owner reporting packages. Support audit, tax, and year-end requests, and work within the firm's accounting and payables systems. Property Management Track Support the Director of Property Management in monitoring operational and financial performance across the managed portfolio. Assist with property budget preparation, financial reporting, and budget-to-actual variance analysis. Build and maintain portfolio performance reporting on occupancy, leasing, delinquency, and expenses, and flag properties trending off plan. Help document property management policies and procedures and support compliance tracking. Conduct market research and rent comparable analysis to support pricing recommendations. Prepare owner and asset management reporting packages and meeting materials. Assist with periodic property visits, translating on-site observations into portfolio-level reporting.

SKILLS & QUALIFICATIONS

Rising senior pursuing a Bachelor's degree, or a recent graduate, in Finance, Real Estate, Accounting, Economics, Business, Marketing, or a related field. Strong Microsoft Excel skills, including comfort building and auditing formulas, and the ability to pick up modeling and reporting conventions quickly. Proficiency in Word, PowerPoint, Outlook, and Adobe Acrobat. Exceptional attention to detail and strong organizational skills. Clear, concise written and verbal communication, and the poise to interact professionally others. Discretion with confidential information. Knowledge of AI tools and an interest in applying them to daily work. A self-starter who asks questions early, takes direct feedback well, and follows through.

WORKING CONDITIONS

Office-based at T2's Wheaton, IL headquarters; the Property Management track is corporate-based, with periodic travel to managed properties. Approximately ten weeks, full-time at 40 hours per week, May through August 2027. Exact dates are set with the intern's academic calendar in mind. Non-exempt position. All hours must be recorded accurately; hours over 40 in a workweek require advance written approval and are paid at the applicable overtime rate. Standard business hours, Monday through Friday, with occasional additional hours during peak periods. Temporary position; no benefits eligibility. Housing and relocation are not provided.

Accuracy of work product, measured by the volume of corrections required on review. Completeness of files, checklists, and records at handoff, and timeliness against deadlines. Responsiveness and professionalism in communication with internal and external parties. Quality of the end-of-term project, and growth in independence across the term.
