Facilities Technician

The Facilities Technician maintains, repairs, and troubleshoots building systems and equipment across multiple properties. This role focuses on apartment turnover work, including painting and wall repair, as well as the operation, inspection, and servicing of mechanical equipment such as pumps, motors, air handling units, refrigeration systems, and compressors. The technician ensures safe, efficient, and reliable operation of facilities through both preventative and corrective maintenance.

Responsibilities:

• Perform turnover work in apartment units, including painting, patching walls, and preparing spaces for new occupants.
• Diagnose and troubleshoot mechanical issues in building systems and equipment to identify root causes and implement effective solutions.
• Observe and adjust a wide variety of mechanical machines and devices to ensure proper operation, including pumps, motors, air handling units, refrigeration units, air compressors, and laboratory equipment.
• Dismantle machines and devices to service, repair, or replace parts as needed to restore proper function.
• Adjust devices, instruments, belts, and related components to maintain optimal performance and safe operation.
• Lubricate and clean pumps, motors, fans, machinery, equipment, and operating hardware to support preventative maintenance and extend equipment life.
• Replace gaskets and seals on water coolers and other equipment to prevent leaks and maintain efficient operation.
• Regulate steam or hot water equipment in mechanical rooms, offices, laboratories, and residence areas, including adjusting valves, thermostats, and dampers.
• Perform preventative and corrective maintenance tasks according to established procedures and schedules.
• Install and maintain building components and equipment as needed to support ongoing facility operations.
• Maintain accurate time and material records for work performed, parts used, and maintenance activities.
• Perform minor inspectional duties as directed to verify equipment condition, identify issues, and support compliance with facility standards.
• Communicate clearly with supervisors and team members regarding maintenance needs, completed work, and any issues requiring further attention.

Essential Skills:

• Hands-on experience with apartment turnover work, including interior painting and unit preparation.
• Ability to diagnose and troubleshoot mechanical issues in building systems and equipment.
• Proficiency in patching and repairing walls to a finished, paint-ready condition.
• Practical experience in maintenance repair, including servicing and restoring mechanical equipment.
• Ability to perform installation tasks related to building systems and facility equipment.
• Experience with preventative and corrective maintenance in a facilities or building environment.
• Skill in observing and adjusting mechanical machines and devices such as pumps, motors, air handling units, refrigeration units, air compressors, and laboratory equipment.
• Ability to dismantle machines and devices safely for servicing, repair, or parts replacement.
• Competence in adjusting devices, instruments, belts, and related components to ensure proper operation.
• Capability to lubricate and clean pumps, motors, fans, machinery, equipment, and operating hardware.
• Experience replacing gaskets and seals on water coolers and similar equipment.
• Ability to regulate steam or hot water equipment, including adjusting valves, thermostats, and dampers in various facility areas.
• Strong recordkeeping skills to maintain accurate time and material logs.
• Ability to perform minor inspectional duties as directed, following established procedures.
• Attention to detail, safety awareness, and the ability to work independently and as part of a team.

• Experience working across multiple buildings or locations within an urban environment.
• Familiarity with laboratory equipment and its basic maintenance requirements.
• Comfort working with a variety of building systems, including mechanical rooms and residential spaces.
• Ability to adapt to changing priorities and handle a mix of preventative and reactive maintenance tasks.
• Strong communication skills to coordinate with colleagues, residents, and other stakeholders as needed.
• Organizational skills to manage multiple work orders and tasks efficiently.

Work Environment:

The role is based in a multi-building environment within Philadelphia, with work performed in mechanical rooms, offices, laboratories, and residential areas. The standard shift runs from approximately 7:00 a.m. to 3:30 p.m., with flexibility to start up to an hour earlier or later as needed. The position involves regular use of hand tools, power tools, and maintenance equipment, as well as frequent interaction with mechanical systems such as pumps, motors, air handling units, refrigeration units, air compressors, and steam or hot water equipment. Work may require moving between different property locations, working in both indoor and utility spaces, and following appropriate safety practices and attire suitable for maintenance and facilities work.

Job Type & Location:

This is a Contract to Hire position based out of Philadelphia, PA.

Pay and Benefits:

The pay range for this position is $18.00 - $22.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
