The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Key Accountabilities Resident Relations + Customer Service Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency, follow‑up, and follow‑through in all resident interactions. Enforce community policies as delegated by the Community Manager. Assist and complete work orders generated from resident requests, diagnosing and making repairs following established policies and safety standards. Maintenance Management Coordinate, schedule, and respond to resident and management requests and work orders. Ensure all repairs and replacements are necessary for common areas and units. Support cost‑cutting and expense control by repairing rather than replacing when possible. Inspect grounds, building, and other community features daily to identify and correct hazardous conditions. Manage and order maintenance supplies inventory while adhering to budget guidelines. Maintain a preventative maintenance program to extend asset life and minimize future repairs. Maintain a well‑organized maintenance shop, safety standards, and OSHA guidelines. Teach and promote safe work practices through a hazard communication program. Manage unit inspections and key control. Maintain accurate records regarding service requests, EPA/OSHA standards, and preventative maintenance. Participate in on‑call emergencies. Obtain bids and pricing from vendors, suppliers, and contractors to utilize resources economically. Give direction to maintenance, construction and rehabilitation activities to ensure quality and expediency. Challenge team members to achieve higher performance standards. Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, and other common areas. Supervise, train, and schedule maintenance staff, providing daily progress monitoring and assistance. Provide input to the Community Manager on employee performance evaluations. Attend safety meetings, keep MSDS sheets current, and maintain OSHA compliance. Adherence to Property Management Rules, Regulations, and Guidelines Practice proper safety techniques, report malfunctions or incidents promptly. Comply with safety and risk‑management policies by attending training and reporting incidents. Ensure regulatory requirements and organizational standards are followed; report violations. Conduct all business in accordance with company policies and fair housing, Americans with Disabilities Act, and other laws. Physical Demands & Working Conditions Essential staff; must report to work and adhere to safety protocols. May be required to work during inclement weather. Frequent standing and walking. Reading, writing, calculations, and verbal communication. May work at elevated sites or uneven ground. Occasional squatting, bending, twisting, pushing, and pulling. May be required to travel to sister communities.
