Maintenance Manager Salary: $89,000 - $115,000/year (based on experience & certifications) Location: Manhattan, NY (on-site, non-live-in) Union Status: Covered under the SEIU Local 32BJ collective bargaining agreement About the Role A well-established, community‑centric coop in Manhattan is seeking an experienced, proactive Maintenance Manager to lead our day‑to‑day building operations. In this role, you will champion a safe, clean, and resident‑focused environment while overseeing capital improvements, building compliance, and a dedicated maintenance team. You will report directly to our Managing Agent and collaborate closely with the Board of Directors to keep our property running seamlessly. Key Responsibilities Team Leadership: Supervise, schedule, and mentor the cooperative’s Maintenance Team. Foster a culture of professionalism, safety, accountability, and great customer service. Building Operations & Work Orders: Manage the work order system (via BuildingLink) to ensure resident requests are prioritized and resolved promptly. Oversee HVAC, boilers, plumbing, electrical, and fire safety systems. Compliance & Inspections: Ensure full compliance with NYC codes and regulations, including FISP (Local Law 11), Local Law 97, and FDNY/DOB mandates. Capital Projects & Vendor Management: Act as the on‑site liaison for capital upgrades (elevators, façade, mechanicals). Solicit competitive contractor bids, review proposals, and monitor project timelines and budgets. Emergency Response: Coordinate and respond to after‑hours calls and emergencies to ensure resident safety. What We Are Looking For Experience: 5+ years as a Maintenance Manager, Superintendent, or Project Manager in a large NYC residential co‑op, condo or luxury property. Technical Savvy: Deep knowledge of NYC building systems and regulatory compliance; proficiency with BuildingLink and MS Office. Skills: Strong communication, budget management, and problem‑solving skills, with the ability to read engineering reports and building plans. Certifications: Preferred knowledge of FISP and LL97; FDNY certificates of fitness (S‑12, S‑13, P‑99) are a major plus (or willingness to obtain post‑hire). Focus: This is an exclusive, full‑time role dedicated solely to the co‑op (outside “side jobs” on‑property are not permitted).
