About the Role

Are you a detail-oriented construction professional with a sharp eye for numbers and a strong understanding of civil engineering and land development? We are seeking a Land Development Estimator (LDE) to join our Land Acquisition and Site Development team.

In this critical hybrid role, you will bridge the gap between technical estimating and project management. You will be responsible for managing accurate cost data across all lifecycle stages, from initial conceptual "due diligence" estimates for raw land to full, highly detailed engineered takeoffs for active construction. Beyond the numbers, you will serve as a key project coordinator, driving utility applications, escrow administration, and subcontractor contracting to ensure project viability from ground-up inception to infrastructure completion.

What You’ll Do

• Estimating & Takeoff Management: Develop and maintain continuous, accurate cost estimates for potential new land acquisitions, providing both high-level conceptual estimates and highly detailed quantity takeoffs.
• • Perform precise, comprehensive calculations for crucial site improvements, including Earthwork, E&S (Erosion & Sediment control), Sanitary Sewer, Water, Stormwater, and Road Work.
  • Collaborate closely with the Director of Land Development and Project Managers to dynamically refine estimates as scopes evolve.
  • Conduct value engineering analyses to identify cost-saving opportunities and optimize site improvement designs.
• Entitlement & Budget Alignment:
• • Work hand-in-hand with Land Approval Project Managers to keep project budgets aligned with the nuances and requirements of the Pennsylvania entitlement process.
  • Monitor fast-moving project schedules to deliver timely budget updates as projects progress from concept to final engineered drawings.
  • Perform rigorous reviews of plan revisions against redlined documents to ensure all current estimating data reflects real-time engineering changes.
• Project Coordination & Utility Administration:
• • Lead the application, submission, and tracking process for gas, electric, and other dry utility services.
  • Manage escrow administration and subcontractor contract processes to keep the financial pipeline moving smoothly.

What We’re Looking For

• Experience: Proven experience in civil construction estimating, land development estimating, or civil engineering takeoff management.
• Technical Skills: Strong ability to read and interpret engineered site plans, grading plans, and utility drawings. Proficiency with estimating software and advanced calculation tools.
• Regional Knowledge: Direct familiarity with the Pennsylvania entitlement and land development process is highly preferred.
• Competencies: Outstanding analytical skills, a collaborative mindset to work seamlessly across project management teams, and excellent organization to juggle utility and escrow administration.
