Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role includes all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, screening credit and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to move‑in and ensure they are ready, scheduling any outstanding items with maintenance. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans and goals, and follow community policies on concessions, specials, and other programs. Create and execute marketing activities to drive traffic, including referral and employer outreach programs, internet marketing tools, and community‑specific campaigns. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for quality by inspecting the corridor and leasing tour, communicating maintenance needs, merchandising, and keeping the leasing office ready for daily activities. Follow‑up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, telephone calls, or other contacts. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns, take prompt action to resolve problems, and document and convey requests to the appropriate individuals. Required Licenses & Certifications All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather. Lift up to 25pounds independently and up to 50pounds with assistance. Flexible schedule may include evenings, weekends, and holidays; occasional travel may be required. Compensation Hourly range: $18.00–$20.00. Sign‑on bonus: $1,500. Potential for quarterly or annual bonus for corporate positions, or weekly, monthly, or quarterly bonus for onsite property positions.
