Most experienced PMs don't leave because of the money. They leave because they're still getting their correspondence proofread after eleven years.

That's the seat we're filling. Project Manager III at MJ Hughes runs their own owner meetings, sends their own correspondence unreviewed, issues purchase orders with no dollar ceiling, and gets sampled — not supervised — by the VP of Operations. You get the $5M-plus work and the technically ugly jobs, because those are the ones that need someone who has already seen it.

We've been building Pacific Northwest infrastructure since 1996 — bridges, structural concrete, grading, drainage, paving and retaining walls — for WSDOT, ODOT, the Bureau of Reclamation, USACE and federal lands agencies across the western states. Projects run $100K to $15M. Key Responsibilities

What you'd own
The money. You're accountable for the financial outcome of every project in your portfolio from award through final payment — what was bid, what it costs, what gets billed, what gets collected.

Your Superintendent owns the field: crew size, production rates, safety on site. You own the budget, the schedule of record, the contract and the owner's engineer. That line is drawn clearly and we hold it.

Concretely, that means:
Line-by-line cost and revenue forecasting, with a Monday review of last week's quantities and hours alongside your Superintendent

• Monthly billing to the owner by the cut-off date, every month, without exception
• Change orders negotiated and approved in writing before the work is performed — and notice of protest inside seven days when a dispute surfaces
• The master schedule in MS Project or P6, updated monthly, with weekly look-aheads as-built against the prior week
• Buyout, subcontracts, purchase orders and long-lead procurement
• Quarterly performance scorecards for your Superintendents and Foremen, and real mentorship of the Project Engineers behind you

Skills, Knowledge and Expertise

What we're looking for
8+ years managing heavy civil projects, including at least one large project carried through to successful closeout

• Public agency contracting fluency: notice requirements, prevailing wage, DBE tracking, Washington sales tax rules
• MS Project or Primavera P6 proficiency; HCSS HeavyJob proficiency or the ability to reach it inside a month
• Comfort with HeavyBid, Bluebeam and MS Teams; we'll train you on Foundation
• Construction Management degree preferred, or the equivalent proven on real jobs

We set level by demonstrated competency against our scorecard, not by years served or your last title. If you're a strong PM II who can show the Level III standard, apply anyway and let the assessment decide.
