Community Manager (Lease-Up) - Glade at the Groves

Job Summary This role manages the day‑to‑day operations of an assigned property. The manager oversees the team, budgets, financial and operational goals, and ensures compliance with company policies, Fair Housing, ADA, FCRA and all applicable laws governing multi‑family housing. Responsibilities Develop and review property budgets by analyzing financial statements, marketing data, and operational reports. Set rent rates, collect and post rent and fees, manage deposits, and prepare monthly financial status reports. Approve vendor invoices, reconcile work, validate certificates of insurance, credit appropriate chart of account codes, and coordinate communication between vendors, accounting, and owners. Control expenditures, maintain petty cash fund, and stay within approved budget constraints. Lead lease enforcement by approving applications, discounting and renewing leases, conducting inspections, following notice requirements, handling evictions, and collecting late fees and other charges as permitted by lease terms. Analyze market and economic trends, and implement short‑ and long‑term marketing and leasing strategies to hit occupancy and revenue objectives. Address resident complaints and questions, resolve service issues, and promote resident satisfaction and retention. Ensure maintenance staff meet company standards for responding to and completing service requests. Perform regular property inspections to maintain safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervise, interview, hire, orient, and train staff; evaluate performance per company policies and job expectations. Assist in client/owner relations by meeting owners, conducting tours, providing performance updates, and responding to owner requests. Complete accounting, financial, administrative reports and perform additional duties as assigned. For California locations, manage lease process using the California Lease File Checklist to ensure all lease documents are complete and compliant. Qualifications Preferred bachelor’s degree in Business Management, Real Estate, or related field. 4–6 years of relevant experience in property management, sales, marketing, customer service, and financial reporting. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict‑resolution, and customer‑service skills. Detail‑oriented, self‑motivated, independent and a collaborative team leader. Specialized Skills All required state and local licenses and certifications; valid driver’s license for golf‑cart operation. Proficient in Internet, word processing, spreadsheet, and database programs. Strong proficiency with property‑management software (preferably Entrata, Yardi, or OneSite). Management and supervisory skills to hire, lead, evaluate, and oversee maintenance specialists and team members. Travel & Physical Demands Office‑based role with frequent exposure to outdoor environments; must be able to access all interior and exterior areas of the property. Capable of pushing, pulling, lifting, carrying, and maneuvering up to 20‑pound loads independently and 50‑pound loads with assistance. Will travel locally to make bank deposits, attend training, outreach events, and other duties as required. Compensation & Benefits Salary range: $60,000 – $90,000. Base salary may qualify for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite positions). Wide range of benefits including medical, dental, vision, disability and life insurance; low (free basic) employee medical costs for these coverages with discounts after 3 and 5 years. Paid time off: 15 days vacation, 4 personal days, 10 sick days, 11 paid holidays; birthday off after one year; additional vacation with tenure. On‑site housing discount available for eligible onsite team members subject to availability. 6‑week paid sabbatical after 10 years of service (and every 5 years thereafter). 401(k) with company match up to 6% of pay after 6 months.
