Floating Maintenance Technician

Floating Maintenance TechnicianApartment Services, Inc. is seeking an experienced Floating Maintenance Technician to support maintenance operations across multiple apartment communities. This role is responsible for completing maintenance work orders, apartment turns, preventive maintenance, and general property repairs to ensure each community is safe, functional, and well maintained. The ideal candidate has hands-on experience in apartment maintenance, HVAC troubleshooting, plumbing repair, electrical systems, appliance repair, and general building maintenance. This position travels between multiple properties and supports service teams where additional maintenance support is needed.Key ResponsibilitiesPerform general apartment maintenance and repairs including HVAC, plumbing, electrical, appliances, drywall, carpentry, and fixturesComplete maintenance service requests and work orders within 24 hours whenever possibleAssist with apartment turnovers (make-readies) including repairs, inspections, and punch listsMaintain the interior and exterior of apartment buildings and groundsTroubleshoot and repair HVAC systems, plumbing issues, electrical components, and household appliancesInspect and maintain building systems, smoke detectors, carbon monoxide detectors, and fire safety equipmentDocument maintenance activity and report routine and emergency repairs to the Service SupervisorMaintain preventive maintenance schedules and ensure equipment operates efficientlyAssist with property inspections and maintenance of common areasMaintain maintenance shop organization, inventory, and tool accountabilityFollow company safety standards, maintenance procedures, and Fair Housing regulationsMaintain property security and key control proceduresParticipate in a rotating on-call maintenance schedule Respond by phone within 15 minutesRespond on-site within 30 minutes when on callAssist with emergency maintenance, snow removal, salting, shoveling, and weather-related property needsTravel to multiple properties to support maintenance teams and service supervisors as neededPerform additional facilities maintenance and repair tasks as assignedQualificationsExperience with apartment maintenance, facilities maintenance, or property maintenanceKnowledge of HVAC systems, plumbing repair, electrical troubleshooting, appliance repair, and carpentryAbility to diagnose and repair common residential maintenance issuesExperience using hand tools, power tools, and maintenance equipmentStrong time management, organization, and problem-solving skillsAbility to work independently and support multiple propertiesRequirementsHigh school diploma or GEDMinimum 2 years of apartment maintenance or maintenance technician experienceValid driver's license requiredReliable vehicle required for travel between properties during scheduled shiftsAbility to lift 50 pounds or moreAbility to stand, walk, kneel, climb ladders, and work in confined spacesAbility to work indoors and outdoors in varying weather conditionsMust be available for on-call maintenance rotation and emergency repairsReliable phone number and email for communicationBenefits offered:Transportation AllowancePhone AllowanceCompany-Provided Cell Phone8 Paid HolidaysPaid Funeral Leave & Jury Duty LeaveHealth Benefits (eligible 1st of month after 60 days):Medical, Dental & Vision InsuranceEmployer-paid Life InsuranceVoluntary Life Insurance optionsShort-Term & Long-Term DisabilityFlexible Spending Account (FSA)Retirement (eligible after 3 months, age 21+):Traditional & Roth 401(k) optionsAdditional Perks:Employee Recognition ProgramDiscounted Housing (more information available at interview)
