Property Maintenance Coordinator

Job Summary Under minimal supervision, coordinates and performs a variety of maintenance activities and capital improvement projects to proactively maintain building systems and infrastructure. The Property Maintenance Coordinator is responsible for the development of maintenance-related and project-specific budgets, plans, and schedules. This role ensures a safe, functional, and comfortable environment for occupants. Essential Functions This job description reflects management's assignment of essential functions; it does not prescribe or restrict the tasks that may be assigned. Plans, prioritizes, and carries out multiple long-term and short-term property maintenance activities and capital improvement projects across multiple sites. Consults with outside contractors to get recommendations/estimates for more significant building repairs, meets contractors when they arrive, and verifies that work is completed satisfactorily. Reads and interprets building plans, specifications, and blueprints. Responsible for maintenance-related and project-specific budgets, plans, and schedules. Creates and refines preventive maintenance programs for the portfolio of properties. Operates hand tools, power tools, and motorized machinery essential for performing maintenance repairs, including drills, saws, welders, grinders, forklifts, and boom lifts. Maintains physical and electronic copies of all blueprint drawings for the properties and projects under control. Writes basic Standard Operating Procedures (SOPs) for various building systems. Conducts repairs and maintenance on all operating systems to ensure effectiveness and compliance with safety standards, including fire suppression and alarm systems, HVAC systems, plumbing, landscaping, and more. Performs office and building refurbishments such as painting, drywall repairs, ceiling tile and lighting replacements. Maintains knowledge of applicable quality, environmental, and safety regulatory codes. Participates in weekly team meetings. Assembles and rearranges modular furniture, office furnishings, and equipment in cubicles and offices. Responds to and addresses emergency situations at the properties, which may require nighttime or weekend work. Uses the CMMS work order maintenance program to open, close, and track work orders. Participates in the maintenance and refinement of a proactive preventive maintenance program. Builds and maintains effective relationships with tenants and external partners to address maintenance needs. Maintains satisfactory attendance, including timeliness. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made for individuals with disabilities. Minimum Qualifications High school diploma or state-issued equivalency certificate plus 5 years of experience planning and executing maintenance activities and projects with increasing responsibility. Availability to work on-call. Ability to lift and carry up to 50 pounds. Valid driver's license with a safe driving record; must obtain a state driver’s license within 30 days of hire. Experience operating hand tools, power tools, and motorized machinery required for maintenance repairs. Proficiency in painting, drywall repairs, ceiling tile replacements, and lighting installations. Proficiency in reading and interpreting plans, specifications, and blueprints; ability to understand applicable codes. Forklift and reach lift certifications. Strong written and verbal communication skills. Basic arithmetic skills (adding, subtracting, multiplying, dividing). Preferred Qualifications Experience with problem definition, data collection, fact establishment, and drawing valid conclusions. Mechanical aptitude and ability to determine best approaches to situations. Experience organizing and prioritizing work to meet deadlines. Ability to diagnose and resolve electrical issues efficiently, minimizing downtime. Experience identifying and fixing HVAC system problems to maintain optimal performance and energy efficiency. Skill in maintaining and repairing dock levelers, dock doors, and rail shelters. Experience identifying and correcting safety hazards; safe lifting practices. Experience presenting written and verbal information to management. Physical Demands Frequent handling, reaching, climbing, stooping, kneeling, and carrying up to 50 pounds. Specific vision requirements include peripheral vision, depth perception, and focus adjustment. Work Environment Occasional exposure to outside weather conditions, fumes, airborne particles, and toxic chemicals. Frequent exposure to moving parts and moderate to loud noise levels. Compensation Hiring hourly rate: $27.88 - $32.79. Actual compensation may be higher or lower depending on factors beyond race and gender, such as education, experience, skills, internal equity, and market data.
