Operations Manager

The Operations Manager reports directly to the Principal Broker and is responsible for the day-to-day operation of the company. You will oversee the Property Management Team, the leasing team, the accounting team, and you will work alongside the maintenance team and sales team to keep every part of the business moving. This role exists to keep the company running smoothly: owners paid accurately and on time, escalations resolved, the team supported with what it needs, traction on solving problems, and our systems and procedures holding up as we grow. You should be a self-starter who takes initiative, builds relationships easily, and enjoys developing the people around you. The role calls for sound judgment, strong attention to detail, an operational mindset, and a commitment to customer service. You will establish credibility with both employees and clients and uphold the mission, vision, and values of the company. About Blue Door Living Blue Door Living is a property management firm that manages more than 900 residential units across southern New Hampshire, including Manchester, Nashua, Concord, and the Seacoast. We manage a growing portfolio on behalf of property owners who rely on us for accurate accounting, quick leasing, responsive maintenance, and a great experience for their residents. We are hiring an Operations Manager who will carry those values into every part of how the company runs. Reporting and Team Structure Reports to: Principal Broker (Ryan Weiss) Directly oversees: The Property Management Team, the Leasing Team, the Accounting Team Core Responsibilities Team and Operations Leadership Lead the property management team, the leasing team, and the accounting team, with regular one-on-ones and team meetings to review daily operations and company matters. Coordinate closely with the maintenance team and sales team so that property care, sales, and operations stay aligned. Run a recurring operations meeting to keep priorities, projects, and accountability on track. Take a holistic view of client and resident activity across the company, spotting problems early and recommending improvements. Owner Accounting and Disbursements Manage the monthly owner disbursement process. Help the Property Management Team Lead monitor owner account balances and resolve issues before they affect a disbursement. Manage the company billing process, including management income, accurately and on time. Client and Resident Relationships Build and maintain strong relationships with prospective and current clients. Communicate owner reports, management recommendations, and relevant asset information to clients, as needed and as supportive to the property management team lead. Ensure new clients are onboarded successfully. Investigate and resolve client and resident issues that are escalated to you and escalate to the Principal Broker where you need guidance. Oversight of Property Management Functions Oversee leasing, including the review and approval of rental applications and the signing of leases and property management agreement (PMA) renewals, with the work carried out by the appropriate team members. Oversee the eviction process, including notice preparation and court representation handled with counsel, making sure it runs correctly without owning each filing yourself. Oversee vendor and contractor relationships and the evaluation of market conditions and rent comparables, supporting the team that performs this work. Systems and Records Maintain organizational systems that support accurate record keeping, efficient financial transactions, and prompt resolution of resident complaints. Oversee business operations including property accounting and IT systems, and support company websites and social media as needed. Support and maintain the company culture and core values of honesty above all, being real, and conscientiousness, along with the operating principles of finishing what we start, communicating like it matters, and owning what crosses our desk. Other duties may be assigned as the needs of the business change. What Success Looks Like Success in this role is measured by a portfolio that runs smoothly and by owners, residents, and team members who can count on it. Owners are paid accurately and on time every disbursement cycle, with account balances monitored and issues caught before they cause a problem. Escalations are resolved quickly and well, with the Principal Broker looped in only where guidance is genuinely needed. The team has clear priorities, regular feedback, and the support it needs, with coverage planned so the business never depends on a single person. Problems are spotted early and turned into process improvements, with the systems and documentation to make those improvements stick. Clients trust the company and stay, and churn stays low. Our Google rating and company reputation remain excellent. Requirements 3+ years of property management experience. Demonstrated ability to lead and develop a team. Strong operational, organizational, and analytical skills with high attention to detail. Comfort working across multiple software platforms. Experience with AppFolio or similar property management software is a plus. Compensation and Benefits This is a full-time, salaried, exempt position. The expected schedule is Monday through Friday during normal business hours, Eastern Time. Pay: $75,000 to $85,000 per year, depending on experience. Benefits for full-time W-2 employees include: Health, dental, and vision: a tax-free monthly healthcare allowance through an Individual Coverage Health Reimbursement Arrangement (ICHRA), administered through Thatch. Blue Door Living funds a flat $100 per month, which you use on the Thatch platform to choose your own individual health, dental, and vision plans, with any unused funds available for qualified out-of-pocket medical expenses. Eligibility begins after a 90-day waiting period. Retirement: a 401(k) through Guideline, integrated with Gusto, with both traditional and Roth options, available after the 90-day probationary period. Paid time off: 15 days of PTO per year, accrued pro-rata, usable for vacation, sick days, or personal reasons. Accrual begins after the 90-day probationary period. Paid holidays: 11 per year, including New Year's Day, Martin Luther King Jr. Day, Memorial Day, Independence Day, Labor Day, Veterans' Day, Thanksgiving Day, the day after Thanksgiving, Christmas Eve, Christmas Day, and New Year's Eve. Gas stipend: $80 per week for employees who regularly use a personal vehicle for work purposes, assigned at management's discretion. Equipment and apparel: a company computer and the technology you need to do the job, plus company apparel. New hires complete a 90-day probationary period, with a performance review at the end where compensation is reviewed. Annual performance reviews follow each year, and wage increases are considered as part of that process and as job responsibilities grow.
