Maintenance Supervisor

Company Overview Asset Living is a third‑party management firm founded in 1986, with a proven track record of fostering thriving communities nationwide. The company manages properties ranging from multifamily and single‑family rentals to affordable housing, build‑to‑rent, active‑adult, and student housing divisions. Position Summary The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works closely with the Community Manager to oversee staff and vendor activities and ensure property maintenance. Essential Duties & Responsibilities Maintenance Management: attends onsite daily, schedules and responds to resident and management requests, and ensures repairs and replacements for common areas and units. Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions. Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager. Maintain a preventative maintenance program to extend community life and reduce future repairs. Organize and stock the maintenance shop while maintaining safety standards and OSHA guidelines. Implement hazard communications program and promote safe work practices. Participate in unit inspections as requested and maintain accurate records of service requests, preventative maintenance, and apartment make‑ready status. Assist with the upkeep, cleaning, and general maintenance of office, common areas, and model units. Participate in on‑call emergency shifts at the community. Plan and utilize property resources, equipment, and supplies economically, including obtaining vendor bids and dealing with inadequate service. Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency. Supervise, train, and schedule maintenance staff; monitor daily work progress and provide instruction. Provide input to the Community Manager on employee performance evaluations. Promote staff performance through ongoing training, coaching, counseling, and guidance. Manage customer service and monitor request turnaround times. Project a favorable image of the community and enforce community policies. Education & Experience High School Diploma or equivalent; EPA & CPO certification required, HVAC desired. Basic computer skills and ability to use on‑site software. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Must be able to move around, lift and move objects up to 100+ lbs., work overtime, weekends, and night hours for on‑call emergencies. Frequent operation in tight spaces, climbing stairs, ladders, ramps, and operating machinery and power tools. Exposure to outdoor weather elements and hazardous chemicals. License / Equipment Reliable transportation required for on‑call emergency duties. Compensation & Benefits Salary Range: $25 per hour to $32 per hour.
