The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The candidate must possess a high degree of professionalism and positive engagement for our residents and the workforce. Key Responsibilities Demonstrate customer service skills by treating residents with respect, answering questions, responding to complaints, and assigning work orders efficiently. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency, follow‑up, and follow‑through in dealing with residents on all matters. Enforce community policies delegated by the Community Manager. Assist and complete work orders from resident requests and routine upkeep, diagnose causes, and make repairs in accordance with policies, procedures, safety standards, and code requirements. Coordinate, schedule, and respond to resident/management requests and work orders. Ensure repairs and replacements are necessary for common areas and units. Support cost‑cutting and expense control programs, fix rather than replace parts, and practice correct use of tools and equipment. Inspect grounds, building, and other community features daily to identify and correct hazardous conditions or liability concerns. Manage and order maintenance supplies inventory while adhering to budget guidelines. Maintain a preventative maintenance program, shop organization, safety standards, and hazard communications program. Manage unit inspections, key control, and maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Participate in on‑call emergencies and manage property resources economically by obtaining vendor bids and prices. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Challenge team members to achieve higher performance and develop standards for community appearance. Under direction of Community Manager, supervise, train, and schedule maintenance staff. Monitor work progress daily and provide assistance and instruction as needed. Provide input to the Community Manager on employee performance evaluations. Conduct safety meetings and maintain MSDS sheets and OSHA compliance. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on‑call and weekend work. Physical Demands & Working Conditions Essential staff; must report to work and adhere to safety and business protocols. May be required to report to work during inclement weather. Frequent standing and walking; reading, writing, calculations, verbal communication. May work in an elevated site, walk on uneven ground, squat, bend, twist neck/waist, push, pull.
