Sterling Personnel Inc. is seeking an experienced and dependable Apartment Property Manager to oversee the day-to-day operations of a residential apartment community in Port Isabel, TX. The Property Manager will be responsible for maintaining occupancy, providing excellent resident service, coordinating maintenance and vendors, managing leasing activities, and ensuring the property is operated efficiently and professionally.

• Manage the daily operations of the apartment community.
• Oversee leasing, move-ins, move-outs, renewals, and resident relations.
• Maintain occupancy levels, certifications and unit inspections.
• Respond to resident questions, concerns, and service requests in a timely and professional manner.
• Collect and monitor rent payments and follow established procedures for delinquent accounts.
• Prepare and maintain accurate property, leasing, and resident records.
• Conduct property inspections and ensure common areas and grounds are clean, safe, and well-maintained.
• Coordinate maintenance requests and follow up to ensure timely completion.
• Schedule and oversee outside contractors and vendors as needed.
• Assist with budgeting, expense control, purchasing, and invoice processing.
• Ensure compliance with company policies, Fair Housing regulations, and applicable local and state requirements.
• Handle resident complaints and resolve issues professionally.
• Maintain positive relationships with residents, vendors, contractors, and ownership/management.
• Assist with hiring, training, scheduling, and supervising on-site staff when applicable.
• Prepare regular occupancy, leasing, maintenance, and financial reports.
• Participate in after-hours or emergency response as required.

• 2+ years of apartment/property management experience preferred.
• Previous experience in low-income property management , leasing, or a related field.
• Must be able to pass a background check, drug screening and credit check.
• Must have reliable transportation and a valid driver's license.
• Strong customer service and communication skills.
• Strong organizational and problem-solving abilities.
• Basic understanding of property operations, maintenance, and vendor coordination.
• Experience with rent collection, leasing, resident relations, and property inspections.
• Basic computer skills, including Microsoft Office and property management software.
• Ability to work independently while also managing and coordinating a team.
• Professional appearance and positive, service-oriented attitude.
