About the Role:

The Maintenance Technician with HVAC Experience plays a critical role in ensuring the optimal operation and safety of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine maintenance, troubleshooting, and repairs on HVAC systems as well as other building infrastructure components to maintain tenant comfort and property value. The technician will work proactively to identify potential issues before they escalate, minimizing downtime and costly repairs. Collaboration with property management and vendors is essential to coordinate maintenance schedules and emergency responses efficiently. Ultimately, this role contributes to creating a safe, comfortable, and well-maintained environment for tenants and stakeholders alike.

Minimum Qualifications:

• High school diploma or equivalent.
• Proven experience as a maintenance technician with a focus on HVAC systems.
• Valid HVAC certification or license as required by state regulations.
• Strong understanding of electrical, plumbing, and mechanical systems related to building maintenance.
• Ability to read and interpret technical manuals, blueprints, and safety regulations.

Preferred Qualifications:

• Associate degree or technical certification in HVAC technology or a related field.
• Experience working in the real estate, rental, or property management industry.
• EPA certification for handling refrigerants.
• Familiarity with computerized maintenance management systems (CMMS).
• Basic knowledge of energy-efficient HVAC technologies and green building practices.

Responsibilities:

• Perform regular inspections, maintenance, and repairs on HVAC systems including heating, ventilation, and air conditioning units to ensure efficient operation.
• Diagnose and troubleshoot mechanical, electrical, and plumbing issues within residential and commercial properties.
• Respond promptly to maintenance requests and emergency situations to minimize tenant disruption and maintain safety standards.
• Maintain accurate records of maintenance activities, repairs, and parts inventory to support operational efficiency and compliance.
• Collaborate with property management and external contractors to schedule and oversee larger repair projects or system upgrades.

Skills:

The required skills enable the technician to effectively diagnose and repair HVAC and other building systems, ensuring continuous operation and tenant comfort. Strong mechanical aptitude and troubleshooting abilities are essential for identifying issues quickly and implementing solutions. Communication skills facilitate clear coordination with property managers, tenants, and contractors to schedule maintenance and address concerns promptly. Familiarity with safety protocols and regulatory compliance ensures all work is performed to industry standards, minimizing risk. Preferred skills such as knowledge of CMMS and energy-efficient technologies enhance the technician's ability to optimize maintenance processes and contribute to sustainability initiatives.
