Property Management Maintenance Coordinator

Summary

Rutledge Property Management is seeking a highly organized and customer-focused Maintenance Coordinator to join our team. This position plays a vital role in ensuring maintenance requests are handled efficiently while providing excellent service to our tenants, owners, and vendors.

Responsibilities

• Receive, review, and triage incoming maintenance work orders.
• Communicate with tenants regarding maintenance requests, scheduling, and updates.
• Coordinate and dispatch vendors for repairs and maintenance services.
• Obtain repair estimates and quotes for property owners.
• Track move-out work orders from initiation through completion to ensure units are rent-ready.
• Perform property inspections, documenting maintenance needs and overall property condition.
• Assist with property showings as needed.
• Maintain accurate records of work orders, vendor communication, and inspection reports.
• Work closely with property managers to prioritize repairs and ensure timely completion.

Qualifications

• Previous experience in property management, maintenance coordination, or a related field preferred.
• Excellent communication and customer service skills.
• Strong organizational skills with the ability to manage multiple priorities.
• Ability to work independently while maintaining attention to detail.
• Proficient with computers and property management software (AppFolio experience is a plus).
• Valid driver's license and reliable transportation.
