Preferred Candidate Location: California (Sacramento, Los Angeles, San Jose, or San Francisco)

Employment Type: Full-Time

Travel: Approximately 80% of travel required within the assigned portfolio

Reports To: Director of Facilities Management

Position Summary

The Regional Construction Manager oversees renovation, capital improvement, value-add, and deferred maintenance projects across an assigned regional portfolio. 

This is a hands-on construction management role ideal for an individual who understands multifamily and hospitality renovations from the field level and can effectively manage projects from initial due diligence and scope development through bidding, construction, punch, and final turnover. 

The Regional Construction Manager will work closely with property management teams, contractors, subcontractors, vendors, architects, engineers, and internal leadership to ensure projects are completed safely, on schedule, within budget, and to established quality standards. 

The ideal candidate is highly organized, comfortable working in an active construction environment, and capable of managing multiple projects and priorities across different properties. Strong communication, contractor management, scheduling, budgeting, and problem-solving skills are essential. 

Key Responsibilities

Project Planning & Due Diligence

  • Participate in property and project due diligence to identify renovation, capital improvement, deferred maintenance, and value-add needs.
  • Review due diligence materials, property conditions, existing scopes, and project requirements.
  • Develop detailed scopes of work and finish packages for renovation projects. 
  • Prepare preliminary budgets, cost estimates, schedules, and project requirements.
  • Coordinate with Property Management and internal stakeholders to establish project priorities and minimize disruption to residents and property operations. 

Building & Procurement

  • Identify and develop relationships with qualified local subcontractors, vendors, suppliers, architects, engineers, and consultants. 
  • Manager the RFP and bidding process for assigned projects.
  • Solicit, review, compare, and negotiate bids and proposals.
  • Prepare bid comparisons and recommendations for leadership approval.
  • Procure construction materials, fixtures, equipment, and other project-related items. 
  • Monitor material orders, deliveries, inventory, and installation to ensure projects remain on schedule. 
  • Maintain strong vendor and subcontractor relations throughout the project lifecycle.

Construction Management

  • Manage the day-to-day execution of renovation and capital projects across multiple properties. 
  • Conduct regular site visits to monitor construction progress, quality, safety, schedule adherence, and overall project performance.
  • Coordinate project kick-off meetings with property management and on-site teams. 
  • Manage subcontractor schedules and coordinate sequencing of work.
  • Participate in project construction calls and provide regular project updates. 
  • Monitor workmanship and ensure all work meets or exceeds contract specifications and company standards. 
  • Inspect units and common areas before, during, and after renovation as required. 
  • Identify construction issues, delays, quality concerns, and other risks and implement timely solutions. 
  • Maintain safe and secure job sites in accordance with company policies and applicable safety requirements. 

Budget & Financial Management

  • Develop and maintain accurate project budgets and cost tracking. 
  • Monitor committed costs, actual expenditures, contingencies, and projected final costs. 
  • Identify budget variances and implement corrective actions when necessary. 
  • Review contractor and vendor invoices for accuracy and completion of work. 
  • Coordinate payment approvals and communicate payment procedures and status with vendors and subcontractors. 
  • Maintain visibility into the status of multiple projects across the regional portfolio. 
  • Communicate project schedules, progress, risks, and anticipated issues to leadership and stakeholders. 
  • Adjust project plans as conditions change while maintaining approved scope, budget, and schedule objectives. 

Property & Stakeholder Coordination

  • Work closely with Property Managers and on-site teams throughout the renovation process. 
  • Coordinate access to occupied and vacant units and minimize disruption to residents, guests, and property operations. 
  • Establish and maintain effective working relationships with contractors, vendors, architects, engineers, municipal agencies, and other project partners. 
  • Coordinate with city and county building officials and other agencies as necessary. 
  • Manage permitting and inspection requirements associated with assigned projects. 
  • Ensure compliance with applicable building codes, ADA requirements, life-safety standards, and other regulatory requirements. 

Quality Control, Punch & Closeout

  • Conducts project inspections and quality-control reviews throughout construction. 
  • Schedule and conduct punch walks with Property Management and contractors. 
  • Track punch-list items through completion and verify corrective work. 
  • Conduct final project walks and coordinate final acceptance. 
  • Maintain progress and completion photographs and project documentation. 
  • Maintain electronic project files, budgets, schedules, contracts, invoices, and other project records. 
  • Coordinate project closeout, warranties, final documentation, and turnover to Property Management. 
  • Ensure completed projects are properly transitioned to the property team. 

Portfolio & Regional Responsibilities

  • Manage multiple renovation and capital projects simultaneously across an assigned regional portfolio. 
  • Establish priorities based on project scope, property needs, budgets, schedules, and operational requirements. 
  • travel regularly to assigned properties and project sites, with an expectation of approximately 80% travel depending on portfolio needs. 
  • Maintain consistent communication with leadership and property teams while working across multiple locations. 
  • Support regional capital planning and identify opportunities for operational, cost, and renovation improvements. 
  • Assist with acquisition due diligence and capital planning as needed. 
  • Participate in regional and company meetings, project reviews. and other business functions as required. 

Qualifications

Education

  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, or a related field preferred.
  • Equivalent combination of education and relevant construction experience will be considered. 

Experience

  • Minimum of 3 years of experience in multifamily construction, renovation, project management, or a related field.
  • Direct experience managing multifamily renovation projects strongly preferred.
  • Experience with occupied-property renovations, unit turns, capital improvements, or value-add projects preferred.

  • Experience managing subcontractors, vendors, scopes of work, bids, budgets, and construction schedules required.
  • Experience managing multiple projects or properties simultaneously preferred.

Knowledge & Skills

  • Strong understanding of multifamily construction and renovation practices.
  • Working knowledge of building systems, construction methods, quality control, and job-site safety.
  • Knowledge of applicable building codes, ADA requirements, and life-safety standards.
  • Strong budgeting, cost-control, scheduling, and project coordination skills.
  • Ability to read and understand scopes of work, bids, contracts, plans, and project documentation.
  • Strong contractor and vendor management skills.
  • Excellent written and verbal communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to prioritize and manage multiple projects with competing deadlines.
  • Strong problem-solving and decision-making abilities.
  • Proficiency with Microsoft Office, including Word, Excel, and Outlook.
  • Experience with construction or project management software preferred.

Ideal Candidate

The ideal candidate is a hands-on multifamily construction professional who is comfortable moving between the job site, property management office, contractor meetings, and project documentation.

This role is particularly well suited for someone who has experience as a Renovation Specialist, Construction Project Manager, Multifamily Project Manager, Maintenance/Construction Supervisor, or similar field-based construction professional and is ready to take responsibility for a broader regional portfolio.

The successful candidate should be comfortable managing the details of a renovation project while also understanding the larger budget, schedule, operational, and business objectives of the portfolio.

Physical & Travel Requirements

  • Ability to travel approximately 80% throughout the assigned regional portfolio.
  • Ability to conduct regular inspections of active construction sites and occupied properties.
  • Ability to walk, stand, climb stairs, and navigate active construction environments.
  • Ability to occasionally lift up to 50 pounds.
  • Ability to work at a computer and communicate by telephone for extended periods.
  • Must be able to detect auditory and visual alarms.
  • Flexible schedule may be required, including occasional evenings, weekends, holidays, and overnight travel based on project and business needs.
