Overview The Lead Maintenance Technician assists the Senior Operations Manager in the daily maintenance operations for a premier regional shopping destination, Beachwood Place. This crucial role is responsible for partnering with the onsite team members including maintenance, housekeeping, security, and vendors, in a hands‑on capacity, to add value to the property, and make Beachwood Place an enjoyable shopping experience. Job Type & Schedule This is a full‑time, non‑exempt position. The standard work week is 40 hours, with a schedule that may include evenings, weekends, and on‑call shifts as needed to support mall operations and special events. What You’ll Do Team Leadership & Work Management Ability to work alongside other property team members. Prioritize work orders as assigned and perform routine inspections of the property. Act as a point of contact for staff, management, tenants, and outside contractors, handling difficult conversations and resolving issues promptly. Ensure all maintenance activities comply with company, health, safety, and regulatory codes. Technical Maintenance & Repairs Perform, assign, and oversee general, advanced, or specialized maintenance functions on property to ensure the efficient operation of all mechanical systems. Diagnose and repair electrical and mechanical systems and equipment on property. Diagnose problems; disassemble units, clean, lubricate, repair, and replace parts. Perform routine to difficult carpentry duties, including installation of new doors and repairs of door jambs, moldings, hinges, door closers, locks, knobs, shelving, ceiling tile/grid repair, and installations. Perform routine to difficult painting duties, including drywall or plaster repair. Perform routine to difficult plumbing duties, inspecting, installing, repairing, and replacing pipes, fittings, and plumbing fixtures, unclogging sinks and toilets, and repair of faucets. Perform routine to difficult electrical duties, including inspecting and testing lighting, wiring, and power circuits, replacing faulty switches, lamps, and ballasts. Preventive Maintenance & Inspections Oversite of Building Automation Systems (BAS) to ensure efficient operation and provide a comfortable environment to the public. Conduct regular facility and equipment inspections to proactively identify and address issues in a proactive manner. Inspect vacancies upon turnover and perform light repairs to prepare them for new tenants. Requirements What You Bring to the Table Education & Experience Required: High School Diploma or equivalent (GED). Required Experience: Minimum five (5) years of maintenance experience, with at least one (1) year in a supervisory role. Technical Skills & Certifications Proficient in electrical, plumbing, HVAC, carpentry, and general mechanical repairs. Preferred Certifications: HVAC, Electrical, or Plumbing. Valid driver's license required. Personal Attributes Strong interpersonal and project management skills. Excellent communication (verbal and written) and customer service skills. Must be a self‑starter, self‑motivated, and a team‑player. Requires strong attention to detail and personal accountability. Physical Requirements Ability to lift up to 75 pounds and perform physical tasks for extended periods in various indoor and outdoor conditions. Oh, You Want the Perks?
