Join a team that has been developing and managing property in the Southern Tier for over a century. As our Commercial and Retail Leasing Specialist, you’ll be the face of our retail and commercial space across the Horseheads/Ithaca area — the first person a prospective tenant meets and the one responsible for keeping our buildings full. You’ll work alongside our team of dedicated professionals with a hand in marketing, tenant relationships, and helping our properties perform. This is a role that requires an entrepreneur mindset with a strong desire to set occupancy records by managing leads and cultivating long term relationships. What You’ll Do

• Occupancy Champion: Keep our retail and commercial space leased, working with both prospective and current tenants, occupancy is how your success is measured.
• Pipeline Builder: Generate prospects through networking, email, cold calls, and in-person prospecting, track them in our CRM, and report on progress regularly.
• Leasing Quarterback: Carry each opportunity from first inquiry to occupancy, including scheduling and leading property tours.
• Handshake to Signature: Negotiate terms on behalf of Arnot Realty, prepare proposals, leases, addenda, and renewals, keep our databases current, and hold tenants to the terms once signed.
• Results Reporter: Track leasing activity, revenue, and marketing results against budget, and maintain accurate business records.
• Relationship Builder: Maintain strong working relationships with tenants, customers, on-site staff, and the corporate office.
• Improve the Properties: Stay alert while on site, address what you can on the spot, and recommend improvements to appearance, efficiency, and effectiveness across the portfolio.
• Support Budgets and Forecasts: Help prepare budgets revenue and expense forecasts and take on other related duties as our business grows.

 

You Have

• Education & Expertise: Associate degree or higher; preference for a degree in business, marketing, and/or real estate.
• Customer-First Mindset: A strong background in customer service or sales, with the ability to positively impact the experience of tenants and visitors across both commercial and retail properties.
• Community Connector: Proficiency in networking and building relationships, respected within the local community.
• Technical Aptitude: Strong proficiency in Microsoft Office, especially Word and Excel, with the ability and willingness to learn systems and software tools.
• Independent Operator: The ability to work under direct supervision as a team member, as well as being able to work independently to complete assigned tasks.

 

You Might Also Have

• Industry Experience: A minimum of 2-4 years’ experience in commercial and/or retail leasing or a related industry.
• Professional Certification: An ACoM (Accredited Commercial Manager) Certification
• Investment Property Acumen: A working understanding of investment property management – familiarity with concepts like NOI, cap rates, or portfolio performance – to support informed leasing and property decisions.
• Multi-Site Portfolio Experience: Experience managing or leasing across a multi-site portfolio.

 

You Should Be Able To

• Maneuver Properties: Frequently move about properties and tour real estate, including ascending and descending stairs; sit, stand, and walk for extended periods of time.
• Lift & Carry: Occasionally life, move, or carry items weighing up to 25+ pounds.
• Exchange Information: Frequently operate office equipment and communicate with customers, tenants, and colleagues, exchanging accurate information about our commercial and retail properties.
• Travel Between Properties: Travel regularly between property locations – including Horseheads/Ithaca area – with a valid driver’s license and reliable transportation.
