Job Description Posted Wednesday, June 24, 2026 at 10:00 AM | Expires Tuesday, August 25, 2026 at 9:59 AM Position Summary Supervise, schedule, and support maintenance staff and porters; coordinate maintenance requests; conduct property inspections; train, coach, and evaluate technicians and porters; collaborate with community managers and leasing teams; manage vendor relationships; maintain maintenance records, logs, and inventory; ensure compliance with safety regulations; respond to emergency maintenance; assist in budgeting and cost management; communicate with residents; participate in special improvement projects. Essential Duties and Responsibilities Supervise, schedule, and support maintenance staff and porters Coordinate maintenance requests, work orders, and preventive maintenance programs Conduct routine property inspections to identify maintenance and safety issues Train, coach, and evaluate maintenance technicians and porters Collaborate with community managers and leasing teams to prioritize maintenance tasks Manage vendor relationships and oversee contracted services Maintain maintenance records, logs, and inventory controls Elect to participate in the voluntary Opt-In Emergency Call Assistance Program Ensure compliance with safety regulations, building codes, and company policies Respond promptly to emergency maintenance requests Assist in budgeting and cost management for maintenance operations Assist with resident communications regarding maintenance concerns Participate in special property improvement projects Other duties as assigned Required Qualifications High school diploma or equivalent required 2+ years of maintenance experience in residential property management or related field Supervisory or leadership experience preferred Knowledge of HVAC, plumbing, electrical, and general maintenance systems Strong troubleshooting and problem-solving skills Ability to prioritize tasks and manage time effectivelyProficient with maintenance management software and Microsoft Office Valid driver’s license and reliable transportation Ability to work flexible hours including weekends Ability to communicate effectively with team members Preferred Qualifications Certification or training in HVAC, electrical, plumbing, or related trades OSHA safety certification Work Environment and Physical Requirements Works indoors and outdoors, sometimes in varying weather conditions Frequently climbs ladders, works in confined spaces, and handles tools and equipment Regularly lifts or moves objects up to 50 pounds Uses personal protective equipment as required May drive between multiple community locations Company Values Integrity – We do what’s right, even when no one is watching.
