About the Role

Triten is seeking an Asset Manager to drive leasing performance and business plan execution across its portfolio of Industrial and Industrial Outdoor Storage (IOS) assets. This is a highly entrepreneurial, relationship-driven role for someone who knows how to create momentum — finding creative ways to get deals done in a competitive market.

The right candidate is a natural influencer who is comfortable taking ownership, having direct conversations, and bringing people along toward a common goal. You will be expected to work collaboratively with brokerage teams while holding them accountable for results.

Beyond leasing, you will serve as the single point of ownership for execution of each asset's business plan, CapEx, and reporting across a fast-moving portfolio. The ideal candidate combines commercial instincts and strong relationship skills with the organization and follow-through required to ensure that plans are executed and risks are identified before they become surprises.

Responsibilities

Leasing & Tenant Activity

• Own leasing outcomes across the portfolio — Guide marketing efforts, press brokerage teams and hold them accountable for tour volume, active proposals, and executed leases.
• Constantly evaluate competing properties to determine market rent, concessions, and terms, to make leasing recommendations that drive occupancy
• Lead lease negotiations directly, including deal structure and economics; evaluate prospective tenant credit and business fit; validate broker-recommended terms against market rather than accepting them at face value.

Asset & Business Plan Execution

• Coordinate CapEx/TI scopes, bids, and budgets with the Property Management and Construction Management teams; monitor timing and variances to keep projects delivered on time and on budget
• Identify risks early and escalate before they become surprises
• Support Portfolio Manager on broader platform initiatives, including annual business planning and dispositions

Tenant Relations & Property Management Oversight

• Act as primary point of contact tenant decision makers; resolve issues proactively and guide tenant experience and reputation management.
• Negotiate tenant workouts and navigate tenant-related challenges — including defaults, disputes, and evictions — balancing recovery with retention and portfolio reputation.
• Run PM oversight: weekly meetings, work order follow-up, AR monitoring, lease compliance, and facility condition reviews.

Reporting, Transactions & Compliance

• Provide timely, accurate inputs (leasing activity, capex status, budget variances, asset performance) to support the reports the accounting team prepares for investors and lenders.
• Maintain direct, proactive investor and lender communication — flag leasing changes, budget variances, or emerging issues early so stakeholders are never surprised; coordinate compliance items (lease approvals, capex approvals, escrow draws).

Required Qualifications

• Bachelor's degree – preferably in Business, Real Estate, Finance, or related field.
• 3+ years of direct leasing experience — ideally in an industrial or IOS setting.
• 5+ years of relevant real estate experience, including direct asset management responsibility.
• Advanced Excel proficiency.
• Strong written and verbal communication skills; comfortable pressing brokers, vendors, and property managers directly.
• A relentless, self-directed approach to driving outcomes — comfortable owning results in a fast-paced, multi-asset environment with a high degree of autonomy.
• Unquestioned integrity and highest ethical standards.
