Job Description:\n\nSTRATTON LANDSCAPE GROUP, LLCPOSITION SUMMARY\nStratton Landscape Group, LLC is seeking an accomplished Senior Project Manager to provide leadership and operational oversight across multiple complex projects.\nThis position is responsible for project execution, financial performance, scheduling, client relationships, field operations, team development, contract compliance, quality, safety, and overall project and division performance.\nThe successful candidate will serve as a key connection between the VP of Operations, clients, owners, general contractors, architects, estimators, accounting, purchasing, subcontractors, project supervisors, and field personnel.\nThis role requires more than traditional project coordination. We are seeking a proven leader who can take ownership of a portfolio of projects, anticipate challenges, protect profitability, develop people, strengthen operational systems, and consistently deliver successful results.\nWhile experience within landscape construction is beneficial, it is not required. Candidates with significant project leadership experience in commercial construction, general contracting, site development, infrastructure, engineering, facilities, specialty contracting, or other project-driven industries are encouraged to apply.LEADERSHIP & REPORTING RESPONSIBILITIES\nThe Senior Project Manager / Division Manager reports directly to the VP of Operations and may provide leadership and oversight to:\n\n Project Supervisors\n Project Engineers\n Crew Leaders\n Field Personnel\n Subcontractors\n\nThis position works closely with Pre- Construction, Estimating, Purchasing, Accounting, Human Resources, Operations, and Executive Leadership.ESSENTIAL RESPONSIBILITIESProject Leadership & Execution\n\n Lead and oversee multiple projects from preconstruction and project turnover through execution, substantial completion, punch list, and final closeout.\n Maintain responsibility for the efficient, effective, economical, safe, and quality completion of assigned projects.\n Develop, manage, and continually evaluate project schedules, including start dates, completion dates, critical milestones, benchmark dates, and substantial completion requirements.\n Ensure projects remain on schedule and at or below established budgets while meeting contractual and quality expectations.\n Become thoroughly familiar with project plans, specifications, contracts, scope, schedules, budgets, and client requirements.\n Identify potential project risks, delays, cost issues, manpower concerns, material shortages, and contractual challenges before they significantly impact project performance.\n Develop and implement corrective action plans when project performance deviates from expectations.\n Coordinate project priorities with Estimating, Purchasing, Accounting, Project Supervisors, subcontractors, and other departments.\n Ensure field leadership has the information, materials, equipment, personnel, plans, specifications, and resources necessary to perform successfully.\n Oversee timely completion of punch-list items and all project closeout requirements.\nFinancial Performance & Profitability\n\n Maintain responsibility for the financial performance and profitability of assigned projects.\n Consistently review production hours, labor utilization, material costs, subcontractor costs, equipment requirements, budgets, and project forecasts.\n Monitor actual project performance against estimated costs and identify variances early.\n Take appropriate action to protect project margins and company profitability.\n Maintain accurate project cost information and communicate significant deviations from budget or estimate to the VP of Operations and Estimating Department.\n Ensure project billing is completed accurately and in a timely manner.\n Verify material receipts and required financial documentation are submitted to Accounting.\n Work collaboratively with Accounting to support accurate billing, forecasting, cost reporting, collections, and financial controls.\n Ensure change orders, additional work, and scope modifications are properly documented, priced, approved, and communicated.\n Assist in evaluating project opportunities, estimating, proposal development, and acquisition of new work.\nPreconstruction & Project Startup\n\n Conduct formal project turnover and coordination meetings with the Estimator and Project Supervisor prior to the start of each project.\n Review project scope, contract requirements, bid assumptions, budget, estimated labor hours, duration, subcontractors, materials, equipment, scheduling requirements, and potential risks.\n Coordinate material requirements and delivery schedules with Purchasing.\n Establish expectations for production, quality, safety, communication, reporting, and project documentation before work begins.\n Confirm field teams understand project requirements, priorities, schedules, responsibilities, and financial expectations.\n Client & Stakeholder Management\n Serve as a senior point of contact for clients and key project stakeholders.\n Develop and maintain professional relationships with clients, owners, general contractors, architects, consultants, vendors, and subcontractors.\n Participate in project and coordination meetings as required.\n Provide clear and timely communication regarding project status, schedules, changes, challenges, and proposed resolutions.\n Protect the interests of Stratton Landscape Group while maintaining strong client relationships.\n Address client concerns professionally and work toward solutions that support customer satisfaction and company objectives.\n\nMaintain a high standard of professionalism in all external and internal interactions.Team Leadership & Development\n\n Provide clear leadership, direction, expectations, and accountability to employees reporting to this position.\n Assign responsibilities, schedules, production goals, and appropriate time allocations to field and project leadership.\n Ensure employees clearly understand expectations and instructions.\n Conduct regular meetings with Project Supervisors to review progress, challenges, upcoming priorities, manpower needs, budgets, and weekly goals.\n Coach and mentor Project Managers, Supervisors, Crew Leaders, and high-potential employees.\n Promote employee development and succession planning, particularly for employees seeking advancement into leadership roles.\n Participate in interviewing, selection, hiring, promotion, discipline, and performance management within the division.\n Conduct formal performance evaluations for direct reports at least annually.\n Recommend compensation adjustments and advancement opportunities to the VP of Operations based on employee performance and business needs.\n Foster a culture of ownership, accountability, teamwork, professionalism, and continuous improvement.\nOperational Excellence\n\n Develop, implement, and improve systems that increase field efficiency, project consistency, accountability, and company profitability. Evaluate operational processes and recommend improvements in scheduling, communication, purchasing, documentation, production tracking, resource allocation, and project controls.\n Coordinate personnel, equipment, supplies, materials, and subcontractors to maintain efficient project workflow.\n Maintain appropriate oversight of company equipment, tools, materials, vehicles, and other resources assigned to projects.\n Ensure work areas, vehicles, trailers, equipment, and project sites are maintained in a safe, professional, clean, and organized condition.\n Maintain complete and accurate project documentation throughout the project lifecycle.\n Ensure required working drawings, specifications, record drawings/as-builts, reports, and supporting documentation are maintained accurately.\n Complete subcontractor performance evaluations following project completion when applicable.\nReporting & Project Controls\n\n Maintain accurate daily and weekly project reporting.\n Review production hours, labor performance, material usage, cost information, schedule status, and project progress.\n Provide regular project performance reports to the VP of Operations and other leadership as required.\n Keep the VP of Operations and Estimating Department informed of significant changes or deviations involving project schedules, costs, scope, production, or contractual requirements.\n Ensure project records, billing information, reports, documentation, and other required paperwork are complete, accurate, organized, and submitted on time.\n Utilize completed project information to improve future estimating, forecasting, staffing, scheduling, and operational decisions.\nSafety, Quality & Compliance\n\n Establish and reinforce the expectation that safety, quality, professionalism, and customer satisfaction are fundamental responsibilities on every project.\n Demonstrate visible leadership and accountability for jobsite safety.\n Ensure work is performed according to applicable contracts, plans, specifications, codes, company requirements, and applicable laws and regulations.\n Coordinate with company safety leadership and field management to promptly address unsafe conditions or behaviors.\n Exercise appropriate authority to protect employees, clients, the public, and company property when immediate safety or operational concerns exist.\n Ensure company vehicles, tools, machinery, equipment, and materials are used and maintained appropriately.\n Maintain high standards of workmanship and ensure quality concerns are corrected promptly.\nBusiness Development & Strategic Support\n\n Participate actively in business development efforts and development of new client relationships.\n Assist with estimating, proposal development, project review, and acquisition of new contracts.\n Identify opportunities for repeat business and expansion of existing client relationships.\n Provide leadership with insight regarding operational capacity, staffing requirements, project risk, market opportunities, and potential growth.\n Support strategic initiatives intended to strengthen company operations, efficiency, and profitability.\n Represent Stratton Landscape Group professionally with clients, industry partners, subcontractors, vendors, and the community.\nAUTHORITY\nWithin established company policies and approval levels, the Senior Project Manager / Division Manager is authorized to:\n\n Coordinate and direct subcontractors and project personnel.\n Assign responsibilities and establish project priorities.\n Request personnel, materials, equipment, supplies, and other resources required for project completion.\n Approve employee time records within the assigned area of responsibility.\n Verify that required materials and resources are secured for projects.\n Assign qualified lead personnel when supervisory coverage is required.\n Enforce company policies, performance expectations, and standards.\n Participate in disciplinary decisions, hiring, promotions, and terminations consistent with company policy and delegated authority.\n Remove or suspend individuals from a project site when immediate safety, conduct, or operational concerns require management review.\n Recommend employee pay adjustments, promotions, and advancement opportunities to the VP of Operations.\n Take reasonable action necessary to protect project schedules, safety, quality, client relationships, and company profitability.\n Operate company vehicles when properly authorized and qualified.\nQUALIFICATIONSRequired\n\n 7–10 years of progressively responsible project management, operations, construction, or related leadership experience.\n Demonstrated success managing multiple complex projects simultaneously.\n Significant experience managing project budgets, labor, scheduling, forecasting, cost controls, and financial performance.\n Proven ability to lead Project Managers, Supervisors, field personnel, subcontractors, and cross-functional teams.\n Strong understanding of project planning, scheduling, contracts, scope management, change management, project documentation, and closeout.\n Demonstrated ability to identify risks, solve complex problems, and make sound decisions under pressure.\n Strong business and financial acumen.\n Excellent leadership, communication, negotiation, organization, and conflict-resolution skills.\n Ability to communicate effectively with executive leadership, clients, owners, contractors, architects, vendors, subcontractors, and employees.\n Strong computer skills and ability to effectively utilize project-management, scheduling, reporting, spreadsheet, and document-management systems.\n Ability to maintain a high degree of ownership and accountability with limited supervision.\nPreferred\n\n Bachelor's degree in Construction Management, Engineering, Business Administration, Project Management, Operations Management, or a related discipline.\n PMP, CCM, LEED, or another recognized professional certification.\n 7+ years of senior-level project or operational leadership experience.\n Experience overseeing large or complex commercial projects or a substantial portfolio of concurrent projects.\n Experience in commercial construction, general contracting, specialty contracting, site development, infrastructure, facilities, engineering, or related industries.\n Experience with estimating, contract review, change orders, project forecasting, and profit-and-loss accountability.\n Demonstrated success developing people and building strong project teams.\n Experience improving operational systems and project-management processes.\n Business development and client relationship experience.\n Bilingual systems.\n Protect and improve company profitability.\n Support continued business development and organizational growth.\n Consistently demonstrate ownership, leadership, professionalism, integrity,
