This includes, but is not limited to, completing period-end close responsibilities, analyzing utility trends, processing utility and rent payments, corresponding with landlords and serving as the Potbelly liaison over relations between our corporate operated shops, utility providers, and third-party utility processor. This role will provide support for other aspects of the Occupancy function, as needed. Responsibilities Prepare various journal entries and complete detailed account reconciliations to ensure the accuracy of period-end closes Investigate variances to forecasts and/or budget and communicate these findings during period-end Financial Statement review meetings Assist Potbelly operations with onboarding of utility providers when there is a new shop opening Execute terminations for all utility providers when there is a shop closure Review and assess landlord statements, especially in cases where utilities are billed through the landlord Ensure accurate and timely completion of utility payments either through a third-party processor or directly to landlords Process payments to landlords for rent, common area maintenance, real estate taxes, variable rent and other occupancy charges Liaise with landlords and Potbelly Real Estate Manager to ensure Potbelly is in good standing Support the completion of occupancy related tasks such as percentage rent, analysis of assessments from landlords related to Common Area Maintenance (CAM) and Real Estate, and process monthly rent payments to landlords when required ESSENTIAL PHYSICAL FUNCTIONS Must be able to engage in problem-solving skills to help identify and solve potential issues. Must be able to communicate heavily through telephone, e-mail and in-person communications. EXPERIENCE, EDUCATION, AND BEHAVIORS Must embrace the company culture and exhibit 'Good Vibes'. Minimum Education: Bachelor's degree in Accounting/Finance Advanced Microsoft Excel skills preferred. Analytical problem-solving ability required. Excellent written and verbal communication skills required. Certified Public Accountant (CPA) a plus. Prior utility or occupancy experience a plus. Experience with CoStar or other similar real estate portfolio management software a plus.
