Construction Estimator - COMMERCIAL

Raineri Construction's Building Division is seeking an experienced Pre-Construction Estimator for commercial construction projects. Salary range is from 75K to 90K, based on experience. Beginning from initial consultations with Business Development and with key stakeholders, then scouring project documents to identify all requirements (bidding, labor, insurance, bonding, jurisdictional, financial, schedule, procurement, scope, etc), submitting RFIs, managing and disbursing responses and addenda, engaging subcontractors and vendors for accurate pricing on vetted scope, building a comprehensive estimate, performing as-needed quantity take-offs, documenting correspondence, to submitting a complete proposal on bid day. Good communication skills are needed as there is heavy involvement with owners, architects/engineers, and contractors to resolve technical matters during negotiation and contract execution. Key Responsibilities, include, but are not limited to: Understanding clients’ needs and wants and proposing high-value solutions. Determine all project activities/requirements and capture all associated costs. Strategize to get the best subcontractor and vendor engagement. Track, document, analyze, and level pricing for all work packages. Perform day-to-day activities in a network setting, visible to all team members. Handle constructability issues and be an influence in design details for the project to be competitive, buildable, and reduce future warranty issues. Perform value analysis by doing systems comparison for: cost reduction, sustainability requirements, or life cycle considerations. Conduct handoff meetings and provide deliverables to Field Operations for clarity of scope, contract requirements, and proposed subcontractors and vendors. Ability to understand specifications and contract language to mitigate risk. Create new and maintain strong relationships with Clients, Architects, Engineers, Consultants, Subcontractors, and Vendors to ensure continuing work. Collaborate with team members to create and improve systems for best practices and lessons learned. Attend Pre-Bid Meetings and perform site surveys. Engage with owners and architects to propose affordable and buildable ideas for design/build projects. Solicit subcontractors, providing them with bidding details & requirements, unit costs, alternates, documentation, return paperwork, etc. to submit a qualified bid. Perform detailed quantity surveys on self-performed work. Tailor estimates to mirror an established SOV, including alternates and unit prices. Monitor and cultivate MBE, WBE, DBE, and SDVE participation. Deliver a complete, comprehensive, detailed, qualified, and understandable proposal. Update subcontractor solicitation list. Provide support to Operations for field issues and change orders. REQUIRED EXPERIENCE Bachelor’s degree in construction management, engineering, business, or a closely related field AND 2 years’ experience in commercial construction OR 3 years’ experience as an Estimator, Project Manager, or Project Engineer. REQUIRED SKILLS Intermediate or above proficiency in MS Office Suite of Applications, Adobe/Bluebeam. Experience using estimating software. Viewpoint Estimating a plus. Strong written and oral communication skills. Self-motivated, deadline-driven, and highly organized. Flexible and adaptable to changing situations. Effective listener with the ability to understand the needs of team members at all levels. Prioritize and expedite work with urgency. Ability to delegate and effectively manage the time of others.
