We are looking for an experienced, aggressive, highly organized Senior Project Manager to lead high-level commercial construction and office renovation projects in Manhattan.

This is not a Project Coordinator position.

We are looking for a proven construction professional who has personally managed demanding commercial interiors projects and knows how to take control of a job, manage the trades, protect the schedule, control costs, and get the project across the finish line.

You should be the type of PM who walks onto a project, understands what is happening immediately, identifies what is going wrong, and takes action.

The Role:

You will have significant responsibility for the day-to-day management and execution of commercial office renovation projects.

You will work directly with ownership, architects, engineers, subcontractors, vendors, and field personnel to ensure projects are delivered on time, on budget, and to the quality expected by our clients.

You will be expected to own the project-not simply report on it.

Responsibilities:

• Manage commercial office renovation projects from preconstruction through closeout

• Develop, maintain, and aggressively manage project schedules

• Coordinate and manage subcontractors and all major trades

• Hold subcontractors accountable for schedule commitments and deliverables

• Identify delays and schedule risks before they become major problems

• Develop and execute recovery plans when projects fall behind

• Manage RFIs from submission through resolution

• Manage submittals, approvals, procurement, and long-lead items

• Review construction documents, drawings, specifications, and details

• Coordinate architects, engineers, consultants, owners, vendors, and subcontractors

• Run OAC and project coordination meetings

• Prepare meeting agendas, minutes, action items, and follow-up

• Track outstanding decisions and make sure they are resolved

• Review change orders and assist with cost management

• Monitor project budgets, commitments, invoices, and costs

• Coordinate inspections, testing, commissioning, punch lists, and closeout

• Maintain thorough project documentation

• Communicate project status clearly to ownership and senior management

• Anticipate problems and develop solutions before they impact the project

• Manage multiple priorities in a fast-moving environment

We Expect you to Manage the Trades

• We are looking for someone who is comfortable holding subcontractors accountable.

• If a trade tells you something will be completed Friday, you need to know exactly what is being completed, who is responsible, what is required beforehand, and whether Friday is actually realistic.

• If a subcontractor falls behind, you figure out why, establish a corrective plan, communicate the consequences, and get the project moving again.

Required Experience:

• You have a strong construction background and have successfully managed commercial office renovations, corporate interiors, tenant improvements, or similarly complex commercial projects in New York City.

• Proven experience as a Project Manager in commercial construction

• Significant commercial office renovation / interiors experience

• Strong experience managing subcontractors and multiple trades

• Extensive RFI and submittal experience

• Strong scheduling and project-controls experience

• Experience managing budgets and change orders

• Strong understanding of construction drawings and specifications

• Experience coordinating architects, engineers, owners, and subcontractors

• Strong written and verbal communication skills

• Ability to manage multiple projects, priorities, and deadlines

• Strong computer skills and familiarity with construction management software.

• Large tenant improvement projects

• Complex MEP coordination

• Projects in occupied buildings

• Financial services, law firms, technology companies, or other high-profile corporate environments

• Procore

• Primavera P6

• Microsoft Project

• Construction cost-management software.
