Maintenance Technician

Job Type: Full-time. This Maintenance Technician will work under the supervision of the Community Manager and/or Maintenance Supervisor. The duties include performing work orders, general grounds and common area cleanup and maintenance, and maintaining positive resident relations. Summary Under the supervision of the Community Manager or Maintenance Supervisor, the Maintenance Technician is responsible for a variety of tasks including fulfilling work orders, keeping the grounds and common areas clean, and ensuring good resident relations. The Technician is on-call for maintenance emergencies 24 hours per day, 7 days per week or as scheduled. Reports To Community Manager or Maintenance Supervisor Primary Duties And Responsibilities Providing excellent service to residents, guests, employees and contractors. Completing all routine service requests within 24 hours at the direction of the Maintenance Supervisor. Ensuring the clean condition of the community at all times. Maintaining the maintenance shop according to policy. Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review. Assisting in other tasks as directed by the Maintenance Supervisor. All other miscellaneous duties as assigned. Minimum Qualifications High school graduate or GED certificate; experience in apartment maintenance preferred. Ability to read, write, speak, and communicate in English. Ability to work weekends or overtime as required by the job. Certificates, Licenses, Registrations EPA Certification preferred; Universal Certification preferred. City and/or State certification requirements must be met if applicable (e.g., pool operations, maintenance, electricians, etc.). Certified Apartment Maintenance Technician (CAMT) preferred. Able to understand cleaning solution labels and use as instructed. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees. Ability to add and subtract two-digit numbers and to multiply and divide with tens and hundreds, and to perform these operations using units of weight, volume, and distance. Ability to apply common sense to carry out simple one- or two-step instructions. Professional and energetic demeanor resulting from previous landscape, maintenance, or housekeeping experience. Good customer service skills. Good communication and listening skills. Able to be an effective team player and interact well with others. Organized and detail-oriented. Working Conditions Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.
