Motto: The Company that Keeps Good Company! Community Manager Job Summary: The Community Manager is responsible for providing leadershipand direction to associates at the assigned property. The Community Manager is tasked with mentoring propertyassociates. Ensuring that all associates support the managerial,operational, and financial goals of the company while understandingtheir role in achieving all established goals. The Community Manager advocates on behalf of associates toenhance individual performance and provides excellent customerservice to residents, prospects, and vendors. Essential Job Functions: Supervise and train all property associates. Assist the Regional Vice President or Regional/DistrictManager in the selection of property associates. Assumes primaryresponsibility for preliminary interviewing. Evaluate associates’ performance, including the completion ofperformance reviews as scheduled. Counsel underperforming associatesand provide critical feedback to improve performance. Achieve financial solvency through cost reduction andimplementing systems to achieve 0% rent delinquency. Utilize selection and retention strategies to maintainpremium occupancy levels. Participate in the preparation of the annual operating budgetand work with the Regional Vice President or Regional/DistrictManager to maintain budgetary guidelines. Ensure adherence to proper preventive maintenance schedulesand required inspections, when needed. Execute marketing and advertising campaigns for apartmentleasing and coordinate leasing events such as outreach marketing,open houses, realtor tours, and resident promotional activities. Maintain knowledge and awareness of corporate in/outmigration, property competition, and other market conditionsaffecting leasing and operations. Notify residents of all issues affecting their tenancy. File court documents for eviction and attend scheduled courthearings as landlord’s representative. Oversee security deposit administration including inspectingunits to determine resident’s balance or refund, preparingdisposition letters, and processing security deposit returns. Maintain building security measures, ensuring proper incidentdocumentation and notification to management, owners, and insurance carriers. Lead tours of the property, including showing the model unitand vacant units, and marketing property amenities, as needed. Develop and utilize sound rent collection procedures,including following up with delinquent accounts. Develop and utilize sound invoice processing procedures andensure invoices are processed in a timely manner. Monitor landlord-resident relations and mediate disputes when necessary. Utilize maintenance software program to enter and track workorders, and regularly review maintenance reports with theMaintenance Supervisor. Inspect apartments for move-in condition (pre-inspection) andturnover/make ready status. Remain current on and compliant with policies and lawsaffecting the marketing and leasing of the property, including theCompany’s leasing agreement, landlord-tenant code, Fair Housinglaws, and other applicable laws. Establish clear communication to ensure that the leasing andmaintenance teams work collaboratively to meet the needs of residents. Oversee and execute capital projects on property whichincludes submitting a capital expense request. This role routinely uses standard office equipment such ascomputers, phones, photocopiers, filing cabinets, etc. Work Location: This is a customer-facing position that is based at a Merionproperty, which means that the worksite is primarily within theapartment community, such as the leasing office, maintenance shop,or resident’s apartment home. This position requires direct and frequent interaction withresidents, prospects, and other invited business guests. While performing the duties of this job, the employee isregularly required to talk or hear. The employee is frequentlyrequired to stand; walk; use hands to finger, handle, or feel; andreach with hands and arms. The employee is required to sit, climb, balance, stoop, kneel,crouch, or crawl. The position requires sitting for extensive periods of time andfrequent walking in the workplace. The employee must frequently lift and move up to 10 pounds atvarious distances. Specific vision abilities required by this job include closevision, distance vision, color vision, peripheral vision, depthperception, and the ability to adjust focus. Experience and Skills: Knowledge, Skills, and Abilities: 3 to 5 years of experience in the property managementindustry, preferably as a Leasing Consultant and Assistant CommunityManager. Prior supervisory experience in a management position, whichincludes annual budget processing, accounting, employeeinterviewing, selection, and performance management. Ability to lead staff to meet job duties and expectations. Ability to communicate (verbally and in writing) in aprofessional manner when dealing with employees, residents, andbusiness associates. Strong computer skills to perform essential functions listedabove. This includes using business applications such as Yardi, CRM,SightPlan, Rent Café, LRO, and the MS Office suite. Strong knowledge and understanding of ILM (CRM), which is acomprehensive lead management solution that helps multifamilyorganizations increase revenue by focusing on leasing activitiesthat produce the most value. This solution is specifically designedto help you make the most of your time by organizing andprioritizing your sales funnel. Basic accounting/financial record-keeping knowledge. Ability to add, subtract, multiply, and divide in all units ofmeasure, using whole numbers, common fractions, and decimals.Ability to compute rate, ratio, and percent, and to draw and/orinterpret bar graphs. Driving/Travel Requirements: May be required to utilize personal transportation to inspectapartment community grounds and units, as well as the surrounding neighborhood. Business travel to regional or national meetings, or fortraining, may be required representing 10-25% travel time forbusiness purposes. Occasional use of a golf cart may be necessary. Must have a valid driver’s license and automobile insurance. Required Education and Experience A high school diploma is required; a college degree orequivalent experience is a plus. Preferred candidates will also possess their activestate certification as a licensed real estate sales professional. At least four (4) years of progressive and successful sales, marketing, customer relations, or leasing experience. At least two (2) years of progressive and successfulexperience in a leadership role in the multi-family industry ispreferred. Training Requirements: a) New Employee Required Training in the following: Workplace Harassment Prevention, Fair Housing, HumanTrafficking Awareness & Prevention (*), and Security AwarenessTraining (aka Cybersecurity).
