DSA Project Manager

Company: Project Support Services, Inc. (PSS) Location: Corona, CA Project Support Services (PSS) is California's leader in DSA project certification, project recovery, and regulatory compliance. We partner with school districts, architects, engineers, inspectors, and contractors to solve complex DSA challenges and successfully certify projects throughout California. Unlike a traditional architecture or construction management firm, we specialize in solving the projects everyone else can't. We are looking for an experienced Project Manager who enjoys technical problem solving, understands construction documents, and can confidently lead multiple complex projects from investigation through certification. Position Summary The Project Manager is responsible for managing multiple DSA certification and project recovery assignments simultaneously. This role requires someone who understands construction documents, building systems, DSA processes, change management, and consultant coordination while providing exceptional client service. This is not a production architecture role. You will not spend your day designing buildings in Revit. Instead, you will use your technical expertise to solve construction and regulatory challenges, recover documentation, coordinate consultants, and successfully guide projects to DSA certification. This position is ideal for someone with experience in architecture, construction management, owner's representation, or DSA consulting who enjoys solving complex problems. Primary Responsibilities Manage 20–40 active projects simultaneously through various stages of DSA certification. Develop project schedules and manage milestones. Lead internal and external project meetings. Communicate regularly with school districts, architects, inspectors, engineers, contractors, and DSA. Track deliverables, deadlines, action items, and project risks. Keep clients informed with accurate project updates. Technical Review Must be able to independently review and analyze: Architectural plans Structural drawings Mechanical, Electrical and Plumbing drawings Civil drawings Specifications Construction documents As-built drawings DSA approved sets Field reports Inspector reports Deferred approvals Must understand how all disciplines work together and identify missing information that impacts project certification. DSA Compliance Working knowledge of: DSA approval process DSA closeout process DSA certification requirements Verified Reports Inspector requirements Deferred approvals Construction Observation requirements DSA Forms and documentation DSA Box DSA meetings and correspondence DSA policies and procedures Experience attending and leading meetings with DSA staff is highly preferred. Construction Administration Must understand and review: Change Orders CCDs (Construction Change Documents) ASIs RFIs Submittals Field Directives Bulletin revisions Sketches Addenda Punch Lists Record Documents Ability to determine how changes impact project certification and required documentation. Technical Problem Solving Must be able to: Investigate complex project issues. Identify missing documentation. Determine paths toward project certification. Coordinate with architects, inspectors, districts, and consultants to resolve outstanding issues. Read construction documents to identify discrepancies. Develop practical solutions for DSA compliance issues. Think critically and independently. This role requires someone who enjoys being a detective and solving complicated construction problems. Consultant Coordination Coordinate with: Architects Structural Engineers Mechanical Engineers Electrical Engineers Civil Engineers Project Inspectors Testing Labs DSA School Districts Contractors Software Proficiency with: Bluebeam Revu (required) Microsoft Office Suite Adobe Acrobat Smartsheet (preferred) Procore (preferred) AutoCAD or Revit (ability to read plans—not production drafting) Required Qualifications 5+ years of experience in Architecture, Construction Management, Owner's Representation, DSA Consulting, or related field. Experience with California K-12 or Community College construction projects. Strong understanding of DSA processes. Experience reviewing construction documents. Experience coordinating consultants. Experience reviewing CCDs and Change Orders. Ability to interpret building codes. Excellent written and verbal communication. Exceptional organizational skills. Ability to manage multiple priorities simultaneously. You enjoy solving problems more than creating new construction documents. Who May Not Enjoy This Role This role is not a fit if your passion is: Producing new construction documents. Spending most of your day in Revit creating new designs. Architectural design and production. Primarily working on schematic design through construction documents for new buildings.
