Community Manager

Position Summary We are seeking an experienced Community Manager for our beautiful 300-unit community. This role includes overall supervision and performance of the property, hiring and training a competent team, managing daily operations, maximizing income, collecting rents, ensuring compliance, reporting, budgeting, marketing, contract work, safety, repairs or capital projects, and implementing company policies. The position is a full‑time role working Monday‑Friday. Responsibilities Hire, train, and develop a competent team. Manage daily operations directly or indirectly; review daily rent recommendations and identify opportunities to maximize income. Collect rents and implement timely legal delinquent rent procedures. Ensure resident insurance compliance, screening criteria, and retention procedures are followed. Prepare weekly reports, approve invoices, and ensure timely accurate data input. Complete any other required reports promptly. Review and analyze monthly performance; produce variance reports and initiate annual budgets and forecasts. Identify potential market challenges; educate staff and regional manager about competitors and market conditions; create effective marketing plans. Bid out recurring contract work (unit cleaning, painting, landscaping) to assure quality and best price; confirm contractor insurance, lien waiver requirements, quality, and timeliness. Implement OSHA and other safety procedures; educate the team and conduct routine safety meetings; maintain up‑to‑date MSDS information. Coordinate with the maintenance supervisor to identify repairs or capital projects and ensure curb appeal meets standards and risk management issues are addressed. Read, follow, and implement the company and employee handbooks, property policy manuals, and governing documents. Qualifications Excellent problem‑solving, interpersonal, communication, and leadership/supervisory skills. Minimum 2 years experience as a Community Manager of over 300 units. Excellent sales skills. Ability to read, analyze, and interpret general business periodicals, write reports, and business correspondence. Proficiency in basic math calculations (discounts, interest, commissions, proportions, percentages, area). Ability to solve practical problems with limited standardization. Knowledge of operations software used at the property level: Outlook, Internet software, Excel, and Word. Compensation and Benefits Salary range is $96,900 - $105,000 annually. The compensation package includes a 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full‑time employees working 30‑40 hours per week are eligible for medical, dental, vision, other voluntary benefits, vacation accrual, and sick time accrued in accordance with law.
