Facilities Maintenance Supervisor

Overview The City of Waco is seeking a skilled and proactive Facilities Maintenance Supervisor to oversee daily maintenance operations of city buildings and related infrastructure. This role is critical to maintaining a safe, efficient, and productive environment. Minimum Starting Salary $62,459.19 per year Position Overview Under general supervision, coordinates and supervises the daily maintenance operations of city buildings and related infrastructure. Leads and directs maintenance technicians to ensure work orders, preventive maintenance, and repairs are completed safely, efficiently, and on schedule. Establishes and adjusts work priorities and resource assignments, evaluates maintenance issues, recommends corrective actions for review by the Facilities Manager, and ensures compliance with established standards and safety practices. Essential Functions Plan, prioritize, assign and supervise the daily work of maintenance technicians, ensuring timely completion of preventive and corrective maintenance, repairs, and minor projects; monitor progress and adjust schedules as needed. Evaluate maintenance requests and system issues, determine appropriate responses, and recommend solutions for review and authorization by the Facilities Manager. Support the development and execution of the preventive maintenance program using the computerized maintenance management system to schedule, assign and track work orders and asset data. Communicate with facility occupants and department representatives regarding maintenance activities, schedules, and service impacts. Supervise, train, and evaluate assigned staff; provide technical guidance, feedback and coaching; foster teamwork and continuous improvement. Inspect work of staff, facilities, building systems and equipment to identify deficiencies and verify compliance with codes, safety standards and departmental requirements. Ensure adherence to safety policies, OSHA regulations and departmental procedures; monitor safe work practices and conduct safety training. Oversee work performed by contractors and vendors; inspect work, verify compliance with scope and specifications, and coordinate scheduling with internal staff. Manage inventory of tools, materials and maintenance supplies; track usage, requisition specialty items as needed, and monitor related expenditures. Assist in developing and implementing policies, procedures, standards and inspection checklists to improve reliability and consistency. Operate a city vehicle to travel between facilities, transport materials and equipment, and respond to after-hours maintenance needs. Respond after hours, including holidays and weekends, in the event of an emergency. Perform other related duties as assigned. Comply with all policies and standards. Support the relationship between the city and the general public by demonstrating courteous and cooperative behavior when interacting with residents, visitors and staff; maintain confidentiality of work related issues and city information. Required Qualifications High School Diploma or GED and at least five years of progressively responsible experience in facility maintenance or building systems, including at least two years in a supervisory or lead role. Valid Texas Driver’s License upon hire. Pass a Criminal Justice Information System (CJIS) background check. Preferred Qualifications Associate’s Degree or trade certification in construction management, building systems or a related field.
