Maintenance Director (Full-Time)(1st Shift) - Carolina Reserve of Laurel Park

Carolina Reserve of Laurel Park, a community of Navion Senior Solutions located in Hendersonville, NC, is seeking a Maintenance Director to join its rapidly growing team. A great Maintenance Director will have a solid understanding of plumbing and electrical systems as well as carpentry and other crafts. They will be well‑versed in all maintenance processes and health and safety regulations. The ideal candidate will also have aptitude in undertaking administrative tasks such as reporting, budgeting, and other essential duties. Responsibilities Directly supervise the maintenance and housekeeping staff, including hiring, training, evaluating performance, resolving disciplinary issues, and handling terminations. Oversee associates engaged in maintaining the interior and exterior of the community and inspect completed work for conformance to standards and policies. Direct scheduled regulatory maintenance on HVAC, elevators, fire and sprinkler equipment, generators, landscaping, kitchen equipment, and help‑call systems. Prioritize and execute resident repair requests in their apartments. Maintain building repairs, including refreshing vacant rooms, painting, and cleaning carpets. Ensure proper maintenance of walls, floor coverings, doors, and woodwork in common areas. Maintain positive communication with local fire marshal, building inspector, state elevator inspector, and other governing jurisdictions. Assess all plumbing and electrical problems within the community and determine the best course of action to correct them, working within legal scope of local and state codes. Be a subject‑matter expert on all Physical Plant Systems, including HVAC, plumbing, electrical, elevator, life safety systems, landscaping, kitchen equipment, and emergency systems. Respond appropriately to resident or community emergencies as needed. Manage the Computerized Preventative Maintenance Program. Collaborate with local and regional teams to identify capital projects year over year. Qualifications Seven or more years of hands‑on building maintenance and facilities management experience, preferably in senior living or multi‑family environments. Valid driver’s license for occasional transportation support. HVAC and mechanical experience preferred. Experience managing staff and budgets required. High school diploma or GED accepted. Ability to handle multiple priorities, strong written and verbal communication skills, excellent organizational and time‑management skills, and demonstrated judgment, problem‑solving, and decision‑making skills. Demonstrated ability to serve seniors in a team environment.
