Leasing Manager

Our SelectLeaders client has a 36-year history of successfully executing a value-add strategy focused on a project/regional office structure augmented by a vertically integrated real estate platform. Through local property management, in-house leasing, construction management, engineering, accounting, legal, and asset management teams, the firm actively manages and enhances its portfolio of office, industrial, retail, and mixed-use commercial properties throughout California.

The leasing team plays a critical role in executing the company's value-add strategy by driving occupancy, maximizing rental revenue, fostering tenant relationships, and positioning properties for long-term success.


Position Summary

The Leasing Manager reports to the Vice President of Leasing and is responsible for executing leasing strategies across a portfolio of commercial office, industrial, and retail space. This position is responsible for business development, tenant and broker relationships, lease negotiations, market analysis, lease administration, and coordination of tenant improvement projects.

The Leasing Manager works closely with Property Management, Construction Management, Legal, Marketing, and Asset Management to maximize occupancy, tenant retention, and overall portfolio performance.
Responsibilities:

A) Direct Leasing Activity

1. Daily cold call, in-person and over the phone, for specific projects identified in an effort to procure new deals
2. Responsible for handling all walk-ins and touring them through vacancies
3. Responsible for returning all telephone calls for available space
4. Daily canvassing of competitive buildings in the market
5. Entering comps/economic terms of transactions happening at competitive buildings in the marketplace
6. Work with the VP of Leasing on the development of all marketing materials, including flyers, brochures, advertisements, company web pages, CoStar, and all signage programs
7. Responsible for weekly Pipeline and Traffic Reports
8. Responsible for the Quarterly Competitive Survey, due the last business day of every quarter

B) Lease Preparation

1. Prepare all documents required in leasing commercial space
2. Draft the initial Letter of Intent
3. Review the initial draft of the lease prepared by in-house legal counsel
4. Prepare final documents for execution by tenants and ensure they are properly executed

C) Tenant Improvement Coordination

1. Work with the in-house architect, property manager, and construction department across all phases of the tenant development program, from building out unimproved shell space to minor refurbishments

D) Property Management Coordination

1. Effectively coordinate with the Property Manager to ensure rent rolls, lease requirements, floor inventories, insurance certificates, parking cards, and construction improvements are processed on time and consistent with executed legal documents

E) Marketing

1. Assist with the preparation and maintenance of marketing materials, brochures, property websites, CoStar and LoopNet listings, social media content, and property signage
2. Coordinate photography, floor plans, property tours, and marketing campaigns

Qualifications:

1. Bachelor's degree (or equivalent), preferably in business or marketing
2. 1-5 years of commercial real estate or brokerage experience preferred
3. Proficient in Excel and Word; ability to read and interpret documents, safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence and speak effectively with prospective tenants and staff
4. Ability to calculate figures, discounts, interest, commissions, proportions, and percentages
5. Active California Real Estate Salesperson or Broker License preferred
