We are seeking a high-performing Preconstruction Sales Project Manager to join our new construction team. The Preconstruction Sales Project Manager will bridge the gap between initial business development and formal project execution. In this hybrid role, you will drive business-to-business (B2B) commercial construction sales while simultaneously managing all preconstruction efforts. This includes client prospecting, project estimating, blueprint interpretation, and value engineering for complex commercial and tenant improvement projects. Salary + Uncapped Commission Sales & Business Development Prospect new clients and general contractors to expand our commercial construction portfolio. Conduct cold calling and networking to secure preconstruction design-build opportunities. Manage personal relationships with key accounts to secure long-term, multi-site project partnerships. Negotiate contract terms and successfully close competitive B2B mechanical project bids. Read and interpret blueprints, structural layouts, and complex HVAC mechanical specifications. Perform detailed material take-offs and accurate labor estimations for pricing proposals. Utilize value engineering tactics to optimize system costs and offer competitive budget alternatives to clients. Quote HVAC replacement, light commercial, and multifamily new construction installations. Project Coordination Plan and initiate project work plans to ensure a seamless handover to the field operations team. Facilitate early purchasing of long-lead mechanical materials and equipment to protect project timelines. Lead status meetings with general contractors, clients, and internal engineering teams during design phases. Review initial deliverables to guarantee strict compliance with local building protocols and quality standards. Required Qualifications Experience: Minimum 2+ years of experience in HVAC preconstruction, estimating, or commercial mechanical project management. Technical Knowledge: Advanced understanding of HVAC mechanical systems, duct configurations, and design-build pricing. Sales Prowess: 2+ year proven track record in B2B sales, account management, and contract negotiation. Blueprint Skills: Absolute proficiency in blueprint reading, specification analysis, and take-off software. Education: Bachelor’s degree in Mechanical Engineering or Construction Management is highly preferred. Compliance: Ability to pass a background check, drug screen, and maintain a clean motor vehicle report (MVR).
