Director, Equity Underwriting

Boston Financial Investment Management, LP is one of the largest multi-family investment managers of low‑income housing in the U.S., specializing in low‑income housing tax credit (LIHTC) investment syndication and asset management. Boston Financial is a wholly owned subsidiary of ORIX, USA. Job Summary The Underwriting Director will take deals through the acquisitions and investor placement process from proposal letter through due diligence to closing with developers and investors, ensuring high standards of deal quality, integrity and structure. The role involves maintaining and enhancing client relationships with developers, investors and investor advisors, and is expected to close 5–7 deals per year, depending on complexity. Essential Duties and Responsibilities Review and analyze prospective deal opportunities with originators, assessing project feasibility, general partner strength and financial return. Work with originators and senior management to establish pricing, structure deal terms, determine investor interest and prepare proposal letters. Oversee preparation of screening and investment committee packages, and manage the due diligence process, including financial analysis, market analysis and review of required documentation. Serve as primary contact for developers on individual deals, ensuring timely and thorough processing of due diligence. Evaluate underwriting decisions’ impact on investors, developers and other Boston Financial departments throughout the investment holding period. Identify and evaluate solutions to potential deal issues, build consensus on optimal strategies to mitigate risk, and negotiate resolutions with clients. Mentor and train junior analysts in deal modeling, screening and due diligence. Collect and disseminate market intelligence on the tax credit investment industry, including deal term and structure trends and state tax allocation activity. Act as primary contact for all third‑party activity, including legal, tax, engineering, consulting, asset management and other services. Coordinate communications and information transfers to maximize efficiency and ensure the highest level of client service. Education, Skills and Experience Bachelor’s degree in business, real estate, or finance. 8+ years of experience in the real estate industry. 5+ years of LIHTC underwriting experience. Excellent verbal, written and presentation skills. Strong negotiation and problem‑solving abilities. Advanced financial and analytical skills, with a deep understanding of complex real‑estate and financial transactions, tax credit structures and general accounting principles. Proficiency with MS Office. Compensation Annual base salary (gross): $150,000 – $200,000 (MA only). Salary range reflects the estimated low and high end of ORIX’s compensation for this position based on geography.
